This area is quite safe, it's the Gap and two blocks from IIT. One bed-One bath are going for between $1,000 to $1,600 in Lake Meadows (http://www.lakemeadowsapts.com/chicago-il-apartments/lake-meadows/).

^ I'm just glad to see that there are signs of new development there. More development was happening on the south side in the previous boom, and I'd like to see that starting to happen again

Agreed. There used to be quite a boom going on in Bronzeville, etc. Hopefully we can eventually get back to that.

Actually there's been quite a few new homes permitted in the last few years for the greater Bronzeville/Grand Boulevard area as well as rehabs/conversions from multi unit to SFH. Some new eateries have popped up in the same time too.

Since late summer 2013, there's been about 65 permits for new homes between 31st, Hyde Park Blvd, the expressway, and the lake. Around 16 multi unit buildings (but I know of more between late 2013), and some new retail, community center, field house, etc.

Honestly, there's no reason why an area like greater Bronzeville shouldn't be popular and I think it has quietly been building stuff. Awhile to go, but still. There's also a lot of fairly OK new construction, interior at least kind of on the price point of a Bridgeport, like this. Not totally cheap but the house is big and won't win any awards, but it's still comfortable for most people:

Another crane just showed up near Division and Clybourn. Hard to tell from my vantage point but I think it might be that affordable housing development at the old City Farm site?

That sharp point was certainly unexpected. It adds a lot of interest to the building coming from the Red Line.

The tallest portion feels like it could have used at least one more floor.

713 Milwaukee – the small lot on the NE corner of Milwaukee/Morgan, across from the Gonnella Baking site – is getting a 6-story Studio Dwell building.

^Speaking of Studio Dwell. This weekend I walked by their heavily butchered project on Broadway in Buena Park. It may not be finished yet, but some of the quality on that one, like the metal panels above the windows, is pretty horrid.

Let's hope this project fares better.
