Ignoring the bad and out of place design for a minute, the part I'm most confused on here is the make up of the units. Since it's Lagrange I'd assume this is going to be a pricey building but yet they're building 118 studios, 103 1 Bedrooms, and only 71 2 Bedrooms. Not sure how they make the numbers work on that one. I'd assume eventually they'd convert to condos but can't see them selling that many studios. On a high note, there's only 80 parking spaces!

Wow, that's probably the biggest "TOD" project we've seen yet. I don't really give a rats ass that this little design is fairly offensive (in reality the average person will probably perceive it as a decent little highrise as they pass it on the street) if we are getting hundreds of units of high density housing with next to no parking. And along those lines, is this design really that offensive if it is more successful from an urban planning perspective than a lot of the modern style filler we get with huge podiums (looking at you Arcadia)? I mean this building is going to be dense, low parking, no podium to speak of, on a fairly compact lot. The only downside is the choice of aesthetic veneer. Perhaps they'll execute the details more like Park Tower and less like Elysian and the end result will be an acceptable overall contribution to the cityscape.

Already starting to block out the view of Millenium Tower and Grand Plaza, refreshing. This generation of towers might not be as tall so far, but since they are further NW and still significant buildings they will block out many views of the layer of schlock that was laid down early in the last boom. Soon we will only see the tips of Grand Plaza or the Fordham peering out from behind Ginos, Debevics, and Hojo.

I too definitely have issues about what's going on at the base southern end of western elevation and of course the southern elevation........however, I've just realized that the developer here is Russland Capital. This is the developer of the two P/H-designed towers (beige, neo-deco nonsense) on the west side of S Michigan in the 1200 and 1400 blocks (both are bad for sure - for what it's worth, the 1400 block tower is better than the 1200)..........so, 1411 S Michigan is definitely a step in the right direction for this developer.

Open question: Who is the architect again of 1411? I think it's a firm I've never heard of before.....from Michigan maybe, IIRC......

I've got to say that 171 N Halsted is a stunner. Kudos to Booth Hansen on this one, what a great design and an even better execution!

^^^ Yeah, the glass on 171 is really mesmarizing. Good mix of highly reflective from acute view angles and a more deep, clear color from more direct angles which means you see fewer reflections and less oil canning from a distance. The shape of the building really helps with that too as it is impossible to make out any reflections of the skyline since the bow of the design distorts them.
