6:30 NEW APPLICATION: 195 Thirteenth Street
Project Type: New 27-story multifamily residential project fronting 13th Street will include 308 rental
units with lobby, lounge, leasing and mailroom on the ground floor. Parking is provided
in a 7-level above grade parking deck that is wrapped with residential units on the
street-fronting façade and is topped with residential units and a court yard.


7:00 NEW APPLICATION: 1053, 1057 and 1069 Juniper Street

Project Type: Proposed demolition of existing vacant structures located at 1069 and 1057 Juniper
Street to utilize as additional valet parking space for Einstein’s and Joe’s on Juniper. A
future phase of the project would expand Joe’s on Juniper into 1053 Juniper and
connect the currently vacant structure with the restaurant.

Renderings are usually unveiled at the Midtown DRC meeting (it's on Tuesday). We likely won't see them until then.

Demolition permit filed for the 1 story building on the SE corner of Peachtree and Pharr in Buckhead, to make room for the Mill Creek Residential 22-story residential development.

Also, a ZVL (zoning verification letter) was submitted for 811 Peachtree on 4/7. I assume the new financier is doing due diligence on the property prior to closing the deal. So stuff is still progressing, albeit slowly.

It would be two lots north. Yoo consolidated 3 lots I believe. I have not looked to see the owners of the sites to the east/west of 195 13th., I cannot imagine this going on only one lot. I would assume they will consolidate three lots as well.

Have they gotten the financing for 811 yet? I heard lenders are tightening financing going forward because they feel a lot of apartments are being constructed/delivered(especially Midtown) over the next 12-15 months.Hope they're not too late.

YES YES YES!!! I was just thinking to myself, that I could imagine a day where the area bound by 10th-Juniper-14th-Piedmont is filled in with high-rise living. I wish someone would by the property with Einstein's and Joe's and all those crappy houses behind them, and develop that too. Same goes for those houses at Juniper and 11th.

This makes me hope it's a little less standard...

The agendas says that the parking will be wrapped with residential so that eliminates Novare. SRSS also designed Yoo and Related's towers so it may well be another developer.
