^ You'll just need a wider lens to capture Skycity and 300 Main

Good point though, those two buildings will spread the skyline out nicely. The small clump at P&M will no longer be the focal point of the skyline.

Unlike TNS and Skycity, 300 Main will really go a long way to filling in a massive skyline gap. It's a godsend for that reason alone!

It's all about how the building codes have changes since then. The physical condition should be fine underground as some have noted, but the dimensions are/could be the issue. Designers would re-calculate the capacity of the foundation using the new codes. Sounds like they think they can accommodate 40, but want to go higher. As we've heard.

I'm not a structural or geotechnical design expert, but that's the way I understand it.

SkyCity and 300 Main will have a huge impact on the skyline. Especially from further back, they will be the highest buildings visible. TNS on the other hand, will sort of blend in to the surroundings from a distance.

I don't think the vertical load is the limiting factor - it's the strength of the existing core to support the added horizontal forces as you get higher.

So a much more complicated beast to figure out, and reinforce after the fact.

I actually don't think 360 really needs a re-clad aesthetically. Nor Richardson. It needs a redo on the podium if P&M is going to be opened up to pedestrians, as does the other buildings on that intersection. So much bad design from a street interaction standpoint, but then when you've closed the intersection to pedestrians, what should one realistically expect?

Enough mid rise already. Eventually you would fill all the empty prime lots with little buildings. Then what? Will we forever be the city that couldn't? People look at a city by its skyline. Ares isn't that exciting right now. More height also makes more density.

How about the towers in the village. What would have happened with some 8 story cuties? It would not have produced the density it has now.
I understand your exchange district mentality. But let's keep the little buildings in the exchange please.

Buildings can be added on to, and there are many other buildings which could be replaced with new, taller towers. At this point, we need to fill lots with striking buildings the market can handle.

No thanks. I like it the way it is. It was our first real sky scraper. It reminds me of a mini twin tower to be honest.
And enough black and glass. Eventually you start looking like Vancouver with everything glass. It then takes away from the individuality of each building.

In 20 years all the glass and dark colours would be the same as all the browns and concrete we have now. And we would be at it again. Also think about all the historic buildings that were reclad and now have been brought back to their original self. Reclading at times ends up looking terrible in the long run.

360 is still basically using the same design. Just a colour change.

Exactly. 360 Main didn't age very well so since they were going to have to replace the skin anyway, it made sense to update it. As far as I'm aware, there are no such problems with the Richardson Building.

We treasure our old building stock, yet if the "reclad everything" mentality had prevailed 60 years ago, hardly any of it would be around in recognizable form.
