Given that construction is less than a year off according to Artis' timelines, how long will it take to settle on building height? You'd think there would be a narrower range by now than simply saying 30-50 storeys. I have to admit it would be a bit of a downer if this tower ended up clocking in at less than 40 floors.

The system doesn't work. Currently people go out and get totally smashed on their welfare cheques. A lot of people. They wait for two weeks until their next cheque. Go and get smashed again. Kids are running wild, no food. Go piss off. Such a drain on society.

Something needs to be done. Anyways off topic from this great project.

According to whomever from Artis REIT was being interviewed by Richard Cloutier this morning, the re clad of 360 started this week. You can see people setting up hanging equipment on the west side. That project will take one year. The east side will take another year.

Apparently the issue with the final height has to do with whatever magic the structural engineers can manage using the existing core that was poured.

From what I understand, it is strong enough to go up to about 40 floors, but REIT wants to go higher.

That's encouraging. I get that downtown would probably benefit more from having 5 new 8-storey buildings vs. one 40 storey tower, but since Artis is proceeding with this project I might as well hope it gets built to the tallest height possible for the site.

Not that it matters a whole lot in the grander scheme of things, but I'm assuming that it may not then be the city's tallest if it clocks in at 40 storeys?

I would think that since foundation is already stabilized they would only need to reinforce the columns if they want to go higher. On the other hand, I'm not an engineer and while my — always sounds like a great source, wisdom suggests otherwise.

Core some additional cassions through the undergrounds floor, in strategic locations. Then make magic happen with a hybrid old and new foundation.

The existing caissons in the ground will be designed to handle a certain load. Sounds like either they or the structure in the underground, are at the limit with 40 storeys above. Likely both were designed to a certain loading, which was reached at 40 storeys.

I would have thought it'd easily be capable of accommodating a 40 storey residential tower... the initial Trizec plan was for a tower of similar height (looks like a 32ish floor office tower around the 400 ft mark in the renderings), but with a far greater footprint. Is the age of the foundation a limiting factor here?
