You talked about him specifically. Talked about his project and quoted him. You never even interviewed him in the first place so I don't know how you would misattribute a quote to him. If what you are saying is true you would have corrected the name and left the quotes but you didn't. You made up quotes. Own up to it.

I am not going to argue with you man. I've ran my site for nearly two years and have never made up a damn thing, because that would ruin Building Salt Lake's credibility and it is just plain unethical. I never said I interviewed Ethan, but I was interviewing several of the artists that were introduced to me during a media event, and I was told by organizers of the media event that I was speaking to the creator of Banquet Park when in fact it is clear that I was talking to one of the artists of the nearby Urban Growth park, problem is that there were three people that worked on that park and I need to verify which of the three I was talking to before I re-attribute that quote. I take what I do seriously and I run a news site while also teaching part time, and still stay pretty damn accurate. I'm human and misattributed a quote and take full responsibility for the error, but I quickly corrected it this afternoon after Ethan himself brought it to my attention in an email. Besides this forum should be about just development and not personal attacks.

Damn straight! I appreciate your work Asies.

As for projects going on, is there any new news on the State Street Plaza project? I know it's a sore subject but I would love to see things get completed there so it is not sitting as a dead construction site forever.

The Bodhi has 60 out of 80 units held for 50% AMI with 6 of those 60 for the chronically homeless and 9 for the mentally ill. The other four developments are expected to have a large portion of affordable units. When you look at the proportion of affordable in new apartments on the east side they are usually 10-30% of the units at 80% AMI, where we are seeing 75% of the units at 50% AMI. There was an article in the Trib recently about this: http://www.sltrib.com/home/3722258-155/council-seeks-to-scatter-affordable-housing

I am all for development along North Temple, and for a portion of new units to be affordable, but it should not be more than 30% affordable units on the west side. Just my personal opinion.
I don't blame the local community for being worried. I don't live there but I worry about it to. Decades of realities shows that concentrating poverty only reinforces the poverty, while a mix of market rate and affordable helps to lift those in poverty out of poverty. 75% affordable is WAY to much for one complex. I'm sorry, but there is no way I would move into one of the 25% market rate units. For the most part I agree with you that no more than 30% of any complex should be reserved for affordable, units, however I could maybe see up to 40% being affordable, if there is a mix: 10% chronically homeless, 15% for up to 50% AMI, and 15% for up to 80% AMI.

A mix is going to provide for a better overall neighborhood. The neighborhood needs the market rate renters that most likely have a bit more disposable income in order to better support the retail in the neighborhood. Obviously things like grocery stores are going to get business, no matter what the mix of market/affordable is, but it's the other types of secondary retail that need those market rate renters. Places like coffee shops, restaurants, bars/clubs. These are the things that make a neighborhood a neighborhood, more people don't make the neighborhood.

Fair grounds

I don't know anything about the fair grounds property but what happens there will probably set the tone for the area. Are there even plans for the fair ground yet? NFL stadium or MLB stadium? Just kidding, I can only wish. Any info would be great!

Thanks Fellas

They are repainting the apartment building on the NE corner of 300w & 200s. Looks like they are going with white this time... Although it could be primer.

I'm hoping that they will cover it with beige stucco.

I am happy to see something being built at that end of the CBD, that Trax stop is so underutilized. The reason that stop is one of the busiest is that so many people park in that block sized lot and then take Trax to other areas of downtown. I hope McAdams is right, I hope that it starts to spur some additional development in the area. Even if the parking block doesn't develop yet, something of substantial size on the parcel fronting Main would be a great addition. Even if it's only a 20 story building in that spot it's still a critical piece in completing that block, bringing some life to that area of Main St and providing a better pedestrian connection from Little/Grand America, up to the lively parts of Main St.

I don't like however that he mentioned in the article that there is room for a building and a parking garage. The proximity to Trax, the 5 level DA garage, the parking across the street, and the Ken Garff garage, I don't think the new office building will require an attached garage.

It may already be in place, but I think the city needs to institute parking maximums for all new office/commercial construction. The ratio could be figured based on proximity to Trax, as well as parking agreements with surrounding garages.

I want to say that corner would be a great place for a new residential tower, but I just can't accept it in my mind. The area is just to lonely, and to far removed from anything else right now. Once the parking lot block is developed that needs to include substantial residential.

Inspired by the Narrow Streets thread, a discussion about Edison and Floral St and a great article I read about creating great streets as gathering places, I come up with some ideas for the Edison/Floral St block

Here is the article that got me thinking about how we could improve our existing street spaces. It's long, but is has some great idea and concepts.
http://www.pps.org/reference/8-principles-streets-as-places/

Yellow/orange - existing walkways State to Floral and Floral to Edision. Plus two new ones, Floral to Edison further north and Edison to 200 E.

Grey - existing Floral and Edison Streets, and a new street connection Edison to 200 E. I don't propose changing the width of these streets at all, keep them one way but have all materials at grade creating less definition of "driving space" and "pedestrian space" The new street from Edison to 200 E could be one way, direction to be determined. The Edison to 200 E pedestrian corridor and street could be swapped, if it made more sense, but essentially all the roads in the block are pedestrian corridors that allow cars.

Green - Create a small plaza on the Floral to Edison walkway, as the connector between the buildings is pretty narrow.

Red - 2-4 story mixed use buildings. Bottom floor studios, retail restaurants, etc. Upper floor residential

Light Blue - 8-10 story mixed use, retail, residential/office. Height is the most important thing here. Must be taller than the road in front of them is wide.

Dark Blue - 15+ story office or residential, with open lobby or retail on the ground floor.

^^^

I love it, FM. I agree with it all. I'd probably axe the few parts on Edison st that currently allow parking.

Yeah, we could always use a bit more stucco...

I honestly wish they would strip the paint off of the brick... I wonder if there are any photos of it before it was painted. I guess that would be astronomically expensive to do though... It might be cool if they would paint it more of a natural brick looking color though... It seems like that building has always been kind of an ugly color... It seems like it was an ugly green color one point... And blue... And then beige

The approved update on the Hardison(450 East South Temple) looks quite different than before.
