hm.. well the exterior and the lobby are what most people think of when they think of the building, so I am okay with that. I don't think anyone ever really thought after 125 years, it would get completely redone without losing most of its guts.

It's the same general structure and layout of what they're doing, just think the designs may be slightly different since it's being designed by Cecil Baker now I believe.

I believe the extension of Spring Garden will be a street now, and not an all pedestrian plaza. Retail will line most of Spring Garden on either side. The plan is also to have a pedestrian promenade/green space wrap around the buildings/site along the river and have retail facing the promenade/river with outdoor seating for restaurants/etc. Will be awesome if it comes to fruition and a superb addition to the waterfront.

Summers, you're the man with all these great new renderings. But with regards to 740 S. Broad, Spring Garden and Columbus, and South 12th Street - I'm not seeing any articles to go along with these fancy renderings. Are these early leaked images or what?

Not to sound negative, but it's fairly easy to whip up a nice rendering. Half the time the renderings are simply concepts to inflate the sale price of a lot. Other times, they are part of legitimate proposals. Without some basic information - developer, architect, timelines, costs, variances needed, etc. - it's hard to take these seriously. If you have more info - or at least can comment on their legitimacy, I'd feel much much better about these renderings.

TBH I'll be surprised if they don't do a Dallas-like design here -- underground parking that close to the water is excessively expensive (especially for such a low-rising structure), and if parking is to be required, then it's best to cluster it in the middle of the building mass and ring the exterior with apartments. Essentially the need for aboveground parking ends up driving the whole thing.

For this pier location especially, it would've been nice for DRWC/the city to establish early on an exemption from the standard parking ratios for CMX-3, as one could make the argument (from the planning side, anyway) that resident parking so close to the MFL is unnecessary, especially if there's on site retail to provide key amenities and services. I'm sure from a financing side, they're looking at the location and the nearby loft apts as comps and saying that no one would ever dream of living here without a car, which is why they'll end up having to design around above-ground parking, cutting into the density and profitability from which the site might otherwise have benefitted. These sketches don't reflect that reality, unless the green courtyards in each building are actually roofing over ground-level parking facilities. That isn't a bad design solution if that's the way they have to go, but it would've really made a statement and established a special place if cars were designed out of the pier entirely.

Bipartisan Legislation Introduced to Change Uniformity Clause

Web designer Zivtech moves to larger office space at One South Broad

Exclusive: Aramark zeroing in on 2400 Market as HQ option

Already posted on the 2400 Market thread but I'll post it here too. A relocation to 2400 Market would be nice, although I'd prefer they stay where they are now. Looks like they're also consider Camden (likely in a new skyscraper) but this would certainly be a blow to Philadelphia and very disruptive for current employees.

“Mr. Foss has been extremely courteous and open in his conversations with me,” Kenney said. “I understand their issues and their considerations. I understand that they’re a publicly-traded company, but there’s a place out on 2400 Market which is one of the finalists in the selection process."

While 2400 Market is in the mix, Kenney later said Camden, N.J., was also on Aramark’s shortlist.

If they move to Camden basically they are telling employees they have to drive to work. That may be OK for companies coming from Cherry Hill, but that sucks for people used to working right near several mass transit stations. I'd think a lot of their employees would be very disappointed.
