The Building has always been 10 Stories + Roof Top Deck. There may have been

9 Stories of Office
1 Story of Retail + Service Rooms
Roof Deck is about 3,500 SF.

The rendering on the hoarding is incorrect, the balance of the renderings are correct.

The owner of the Malones building has no interest in re-developing his property at this point as his bar does incredibly well and provides significant cashflow. He is not a sophisticated operator so in order to re-develop he would need to sell, which he doesn't plan on. He also owns the Cambie.

The building that Burger King is in would also be required for redevelopment of the site and Burger King is in a very long term lease which would not be high on someones list to break.

Great. Very bizarre that they would start using a rendering with an inaccurate floor count (after producing renderings with a proper floor count), especially for such a short building that contains only a few floors.

And here I was hoping for a dark blue tone building but no. Same crappy gray it is!

A new age of gray spandrel is starting to replace the seafoam era. I guess that particularly spandrel-making plant recently discovered a new colour.

how does it look seafoam green in person? it has a grey tint to it. The spandrel sections have a grey colored shadow box as well. There is no green tinge to that glass.

You can't have windows without setting the building back at that elevation. If there were windows the building would need to have been setback to allow for future development of Cartems and eventually that parkade. The city forced the developer to add quite a bit of reveal strips to break up just a straight blank concrete wall.

I'm posting an image of the rendering on the hoarding to illustrate the exterior of the building but not necessarily the floor count. It would have been nice if the Telus Garden condo tower (on the Richards Street side) had been given some warm wood coloured accents like this is getting.

I walked by it yesterday, despite the somewhat bland glazing colouring the wood makes all the difference in the world. This looks like it is going to turn out quite well.

I have to ask, does anyone know what company it is that manufactures this seafoam and grey ubiquitous glass and spandrel that bedevils our city? is it one main company supplying all these products or something similar to imperial oil? they seem to be paying off developers well because they get their stuff on everything in this city.

My theory why these two colours are so common is that it's likely the glass they use is standard cheap high iron content glass that gives it the green tinge we all know and love. The grey is only slightly more expensive as it has the majority of the iron taken out during the glass production.

Thanks for the update. My fear is that the wood won't be visible enough, so its main effect would be to add clutter.
