This project has been branded FiveTen Seymour by the Developer, Serracan Properties.

It is approximately 72,000 SF of building including a large roof top amenity deck.

The project goes before the Development Permit Board on June 16th. One of the interesting things to note on this development is that it is the only new Class A LEED Gold Office Building that is being build by a private developer vs a pension fund in this Office cycle, it also largely slunk in under the radar of most.

I hear that it is expected to break ground later this, depending on how leasing of the office component goes over the Summer.

Certainly not a Big Whopper, but imo, understated, aligns well with the street, and has an interesting texture.

Great news to hear that this one is alive and kicking. I think it's a handsome glass building with some visual interest on the recessed window elements. Hopefully they have a successful summer and land some tenants.

There are two small buildings between this dev and the parkade to the east on the corner of Pender and Richards. Looks like the east of the two (where the umbrella store used to be) will be retained while the west one will be torn down to make way for this development. The sushi restaurant and upstairs massage place at the end of their leases, at this location at least.

Heard a rumour from a decently reliable source that this one has hit is pre-lease threshold and will be starting soon.

I've heard the same rumor. Rumor I hear is that activity should start on site over the next few months.

Yep, I've heard from a few more people which more or less confirms this one is a go. Hope it turns out as good as it looks in the renders, either way it should be a real shot in the arm for the neighbourhood.

"Serracan's latest project, FiveTen Seymour, at the southeast corner of Pender and Seymour streets, will have 10-storeys and 82k SF of office space. The building is in an area Gino calls “Crosstown,” bridging Gastown and the CBD. Gino, who's made a career on seeking out less-obvious places for development, tells us the building's non-core location hasn't been an issue in luring tenants. FiveTen Seymour, which is targeting LEED Gold, is currently 90% leased. Two tech companies are taking 85% of the building, and a capital markets firm and Serracan itself will occupy the remaining space. (Floor plates will average 8,500 SF.)"

Great news, and a cool design. Not sure I'd call that part of Crosstown myself though.

It'll be interesting to see what restaurant / retail they get. The conference plaza spaces across the street re fast food places for the ESL students - and even the restaurant at the Delta Suites shuts down at night.

How that area went downhill when all the music stores there shut down over time: A&A, A&B, Sams and at least 3-4 used music places too. Those were the days.

Fond memories of that zone back then. :tup: Any visit to Vancouver always included Seymour for all the music shops.

Too bad they couldn't incorporate the old building into this new one. More giant sheets of expressionless glass at street level. We're regressing here.

If positive change is resisted, others overtake you and you become redundant and obsolete, just like A&B Sound. This also clearly describes the block of Seymour street (it was supposed to be an extension of PC mall but the City turned it down).
