New York doesn't allow for breaks. There's always something new hitting you in the head. This would be the sueprtall that I want to balance Downtown's eastide with the WTC. Throw in 45 Broad, and we're off...

Wow!

I'm guessing 1,436' could be the top floor too, either way this thing will be a monster!

I'm hoping that the renderings will be stunners. We came a long way. Remember this?

Tallest roof in lower Manhattan!

Sorry to spoil the party but I am holding my breath at least until I see a render. Remember that 125 Greenwitch was originally 1,356 ft ... but then got almost 300 ft height cut.

I like the high floor count (most in NY / the US?). Let's hope the design is just as mindblowing.

It's all a matter of those development rights, and what could be built. The deal was contingent on securing those additional development rights, and they'll use them. I believe they will also build tall. The Chinese won't shy away from that.

Quote:
The deal, initially announced in August, was contingent on Howard Hughes transferring an additional 303,113 square feet in air rights — after already securing 104,167 square feet — to the site, according to the sale agreement. The Chinese firm paid $390 million for the site, according to a statement released by Howard Hughes on Thursday.

The City Planning Commission approved the air rights transfer in February, bringing the site’s development potential to 817,784 square feet and clearing the way for the two parties to finalize the sale.

The building is expected to be 1,436 feet and 113 stories, according to documents filed with the planning commission.

I just hope SHoP is still on board with this design.

While I did like that version of the tower, I think this is just another case when what we eventually get could turn out much better.

This and 45 Broad are the two most exciting developments Downtown for me. If they move forward as planned, it will reshape how we view the Downtown skyline.

BTW, those numbers give us a new perspective on this stacking graphic (though not necessarily the design)...

113 floors would be a new record in terms of just floor count.

Consider CPT has less then a 100, ESB has 102 and 1 WTC has 104. Even eclipses the Sears tower at 108.

The view from the Brooklyn Heights Promenade will be unreal.

We know we're getting serious height; here's hoping the design will be spectacular.

I guess that's wise but I think that building actually started out a lot shorter, then got twice as high, then shrank again.

And the major difference is that with 80 South Street the official zoning documents indicate 1,436 ft. to highest occupied floor. With 125 Greenwich the rumored 1,356 ft. height was never confirmed in official filings.

Of course anything can change, with any tower. But this certainly appears promising.

Indeed. I think they'll probably tack on a ~300 foot pole onto 125G and call it 1,356'. I hope not though, 1WTC's spire is more than enough for the area.

But yes, the fact that we're getting the 1,436' figure now, which is likely the top floor is very good news.

Aaaaaaaaaaaand......
Think about this one gents:
Assuming that the height announced here for 80S doesn't inclide a spire, crown, finnage or somesuch embellishment, we're talking a 336' difference between this and WTC 1 to the top of the parapet alone.

I actually woudn't mind if this one tacked on an extra large spire to balance out Downtown's eastside with the WTC even further.

Wow this would be amazing! Just don't let Manhattan Borough President Gale Brewer catch wind of this! NIMBY's will be coming out of the wood work!

Well...
1. The Chinese don't really give two flying whatevers about our NIMBY problems and
2. I'm fairly sure that at this point of the negotiating process, Ms. Brewer wouldn't like be seen as the instigator of an international dustup via any comment she would otherwise not hesitate at all to make.
I mean if any of you think she's really that stupid...Just saying.

Tower is 100% as-of-right. NIMBYs are entirely irrelevent.
