Located in Austin’s premier mixed use destination, The Domain; Austin Flatiron is designed to be an upscale pedestrian residential experience. The large open glazing, patios, landscape and outdoor seating provide an urban lifestyle. The transitional nature of the architecture is timeless and reflective of the Flatiron building in New York City with a modern twist on the historical character.

Austin Flatiron at The Domain is an upscale residential development comprised of two buildings. A 6 story with 93 units and a 5 story with 271 units that’s a total of 364 residential units. The residential buildings’ interior courtyard is a kite shaped site with outdoor living spaces for entertaining, leasing, dog park, bike shop and a central pool on grade. Construction type 3A over 1A and 3A.

The development also provides eight 3 story townhomes each with a private garden and an attached 2 car garage. The townhomes are designed as live-work units at the street level affording the tenant the opportunity for a public access office.

I mostly agree with you. The part about having it south of Town Lake. But I'm not as harsh on the Domain. For them to get what I consider a quality building will be a good addition to a kind of disjointed complex. I like the Domain, but I don't love it. And I prefer to roam the streets of Georgetown, especially during the Christmas holidays, than taking on what the Domain has to offer. But, I think its important to that area, as is LaFrontera in Round Rock and Robert Mueller. I don't know if colonies is a good discription, but that's what they remind me of. We may not like the execution of the design, but I'm all for the concept.

I think the Domain will improve over time. It began as a faux-urban environment, surrounded by parking lots (showing that the real goal was to have a new shopping mall concept). However, a lot of things are popping up around it. A lot of folks live there; a lot of folks work there (many are commuters, of course). I think it's an area that is going to need to decide soon if it wants to be urban or suburban because it has some of both, and more development is coming. I think the urban will win out over time, but the acres of surface parking will need to go before it does. At least the area surround the "mall" will change over time, in my opinion.

While I'm not going to poop on The Domain to ^ that extent (it's better than the garbage strip mall development surrounding it), it is unfortunate that this couldn't be built somewhere in/near downtown.

Haha, that's fair. I read my post again and it did come off quite a bit harsher than I intended. You're right - it's better than a "garbage strip mall" for sure, but it's still not my favorite development. I don't mean to say that it's all bad. However, what I was wanting to emphasize was that, in spite of the shortcomings, the area itself is turning into something fairly nice - and I have hopes for what it will become down the road.

Saltillo

Shoal Creek Walk (fingers crossed that this developer finally does Great Streets and doesn't skimp on the sidewalks like they're known to do)

My house. Windy day. Long story..

Google rising

Fun five-story bldg rising behind Liberty Bar on 7th

Austin Habitat's first two-story homes. They're going multi-family condos next!

Just a typical day in Austin

If this city is to continue being great we must build more spaces for ppl to move without cars!!!

Sorry we did this to the bottom of Lamar. Could have been worse, I hear the original alignment for MoPac was Lamar. So much dead space

Love the canyon effect in that next to last photo. And what's up with that lady in red in the habitat construction class / meeting? She's facing the wrong way.

I'm guessing that she's the "client". I think they are expected to help during construction.

The dead space at Ben White and Lamar is a result of the interchange being rebuilt in the mid 90's. It was originally a classic 4 leaf clover design. If you go to the historical aerial website you can see the before layout.

The Census Bureau is releasing the 2015 Metro population estimates on Tuesday. The public release is on Thursday, but the numbers should be published in news articles on Tuesday.
It will be interesting to see if Austin's MSA numbers are over two million since that number was reached right around the time the estimates were set last summer.

Love me some good open space

Sweetest waterfront in the south

Austin's street vibrancy is better by the minute. Aloft rising in the background.

The UT Tower making an impact on the skyline

Yeah, it's nice that this view remains unobstructed by Hotel ZaZa.
