I certainly hope its to the roof. I might be asking to much, but something without a spire that can breach the CPT soon to be roof record would be nice.

At least to make up for what I'm starting to think will be a shorter than originally promised 125 Greenwich.

Anyhow, I think this'll be a classic spire. Probably around 1400'-1500'.

The tower will be larger than it was when SHoP was first brought in. Let's hope they were retained for the larger tower...

Tall Tower May Be Coming to Seaport After Air Rights Transfer


The City Planning Commission has just approved the transfer of thousands of square feet of air rights from an adjacent lot to 80 South Street, a tipster has revealed to Curbed. The approval has also been confirmed by a City Planning Commission spokesperson.

The transfer could lead to the construction of a building spanning 1,067,350 square feet, of which slightly over 512,300 could be used for residential space according to documents submitted to the City Planning Commission.

.....China Oceanwide Holdings reportedly acquired the property at 80 South Street along with another site at 163 Front Street for $390 million in August last year from the Howard Hughes Corporation. At that time, plans for the site called for the construction of a 820,000 square foot tower—potentially designed by SHoP Architects—with 440,000 square feet of residential space.

this is the render for the maiden lane apt bldg under construction now to the south.

if you look closely to the right you can see 80 south st

from the looks of it we lose fletcher st between them - can that be true?

kinda shocking they can take a street out like that, no?!

That's not 80 South Street. That's another building on the same block.

Yep! And there's a good chance it will end up taller (crown and/or spire)!

EDIT: the floor count is just massive! So it won't be über luxury I guess ...

I am going to assume that this height is nothing final. I think that the developers will shoot for something a little taller anyway(not including crown elements). If the 113 floors is true than I can't imagine it's only 1430'. They could of course just said 113 for advertising purposes.

I think the 113 figure is the real floor count, since it's been filed with the commission. No advertising there.

12.7'/floor, not unusual but still less than I would think for a tower that I am assuming will shoot for the ultra wealthy crowd. Not to mention mechanical floors and such. Anyway, I may be getting my hopes up too much but I think it will be taller.

With the mechanical and hopefully a crown or some spire, would it be bullish to say that this possibly could dethrone Nordstrom (CPT)? Lets just take the 1436' figure, and realistically, mechanical + a crown/spire could add an extra 150 ft.

If so, and I hope it happens, maybe Barnett will stop being silly and add a spire. Make it the nice 1775 ft height again or even better, dethrone 1WTC.

Hope for a skyscraper war, just like the ESB vs Chrysler. I'm hoping that figure pertains to the occupied space. If thats the case, it will be taller.

I agree, as I said before there's a good chance it will be taller. 113 floors is just epic, this could easily be a 1,600 footer (spire included).

New York is seriously on fire. This marks SIX definite supertalls in Downtown alone.. SIX!!! not to mention one across the river and another few across the other river

Someone needs to find out what happened to sbarn and have him do some more of those mindblowing New York 2020 renderings he used to do back in 2012...

Holy shit. This could be a 1,600 ft. tower when all is said and done.

Mods need to at least change this to 1,436 ft, as that's the minimum height we're now getting.
