Your comprehension skills are subterranean.

Who said they were the city's biggest problem?

We've all basically said it's a nuissance issue that needs to be addressed.

And maybe you've never heard people complain about it because until recently, wealthy people (who pay a sh*t ton of taxes) haven't resided in these parts of the city. Now that they do, they are allowed to voice their concern.

And don't tell me the city should do x,y, and z before it does this. As a childless mid-career professional who pays almost $7,000 a year in wage taxes to the city in addition to another $2400 in property taxes and consumes almost no services, I am perfectly entitled to make some requests every now and again. It would be in the city's best interest to accomodate them in order to attract more.

And yes, when you are looking at an $800K house in Northern Liberties and you look out the windows and all you see is a jungle of overhead wires ten feet from your face, one can fairly make the claim it's an eyesore.

Idk why I can't locate it from the links but can someone let me know what the community college development they all are seeing is?
Also, in regards to the city population I don't think that it matters too much just because the square area of different propers vary so much. I do think, however, that metro population (MSA) is important and that the reach of Philly's MSA needs to be expanded significantly.

Just a thought .........

I don't know if I missed your point or you missed mine .
There is a — load of evidence to confirm your statement regarding " slow growth " with regards to Philly .

Without developing a migraine about the cause , I fail to see the wisdom in shooting some eight buildings up out of the ground to
heights that could surpass 700 to 1100 ' over almost any period of time ( including the next 20 plus years ) ..... IF there is little or
no demand .

Obviously , if we were faster growing there would be call for a lot of development that doesn't call for something like a 20 year build
out ......... and obviously , if elephants could fly , we'd all be in a world of — .....

Nothing exact yet, just a rezoning of the entire block.

I heard from sources it will be "tall" and a mix of housing and academic and likely ground floor retail. Not sure if housing means student housing or luxury market rate apartments.

Both types of housing seems out of scope for a community college right?

Yes. It's possible they need additional academic space, and decided to partner with a developer on luxury apartments to provide additional income to the community college?? Not entirely sure.

Maybe CCP owns the land and are allowing a developer to building on the land similar to Penn and Drexel?

You know how most people make things better?

By setting their expectations higher.

We're not asking for miracles and gold paved streets. Just some additional services that would entice more tax payers to you know, continue moving in to pay more taxes.

My NYC apt is in a tertiary Brooklyn neighborhood that is very middle of the road in terms of NYC, and even Brooklyn. And gasp. It has 2X weekly street cleaning and underground wires.

We're not asking for a lot here. Give me a break.

In Philly I'd take once a month week street cleaning and a 15 year plan to start burying all the wires between Washington and Cecil B Moore.

It won't make the city feel more like a city. A sprawling city traverse by major state roads and/or highways is kinda of an oxymoron.
There are other benefits to having Philly, Delco, Montco, and Bucks under a unified government.

The biggest: A unified metropolitan school district.

IIRC Blatstein owns the parking lots lining 16th between SG and Callowhill. They would have been developed as part of his Provence casino proposal. I think the CCP property is just the dinky little industrial building at 15th and Hamilton.

Shouldn't be very many issues with that. One noteworthy one is to make sure that easement it borders (the old City Branch) stays clear for future use.

Here's the footprint for Bart's thing. Hopefully the Community College can develop a rooftop village.

^^^Great shots.

If I'm counting correctly, CHOP is at the 18th floor for steel. So 5 more to go, plus a very large crown. FMC looks to have started the 37th floor, 12 more to go plus another large crown. And One Riverside i think is now on the 8th floor, so 14 more to go.

And all will be topped out in the next few months ... crazy. I know each building/location has different circumstances - but it's amazing how fast the Schuylkill's towers are rising compared to other projects. If someone hasn't been in that area for a few years and drives by ...they must be stunned.

Broad and Spring Garden - 14 floors

Still early, but it's supposedly moving forward.

"Up to 42,000 SF of retail and office space proposed for Penn State University, with as many as 165 residential units above."

^That is awesome if it comes to fruition. North Broad truly is making a come back. Trying to picture the angle in my head.. It looks like the block that is highlighted green is the one with the Subway and Goodyear. Are they doing something to it? I am having trouble picturing the position of the building. It looks like Mural Lofts apartments behind it?

^^It's looking South towards Center City. Mural Lofts is to the left of it. This will sit right on the corner of Broad and Spring Garden next to that. Notice they're going to build the building around a public plaza/green space that will allow people to still view the mural.
