The Global Transportation Hub on the west side of Regina has announced a new tenant: Brightenview Development International — which is also seeking to build a wholesale-warehouse-logistics facility near Dundurn, south of Saskatoon.

“When it sits in a zone, you don’t pay tax on it,” he said. “Then you can assemble it there, you can add value to it there, you can add to it there — and, then, when the buyer buys it, the buyer pays the tax on the way out.

And in November, the GTH sold 13 acres worth $2.6 million to a private company that wants to build a commercial service centre for truckers at the GTH’s northeast corner. Construction is expected to start in 2016
Brightenviews interest in the GTH & the GTH's willingness to sell land to them seems entirely fitting... Brightenviews' plans for Dundurn have been laughable since the get-go (and nothing they've done since has changed my opinion).

I've long maintained that the GTH faces an exceptionally difficult path (well before any of the land valuation & bypass controversy came up) - there is nothing particularly special about the GTH... numerous other locations for multinationals to consider (Chicago & Texas are key logistics centres, with the requisite qualified labour pools). The argument that Home Depots, WalMarts, etc of the world will see the GTH as a logical place to establish warehouses/distribution centres hold about as much water as Brightenview's theory that international wholesale-logistics-distribution centre in Dundurn makes sense because it's almost centrally-located in North America

These two entities will go well together - I can imagine each convincing the other of their unique attributes, and each confused as heck when major international entities continually bypass them for Chicago, Texas, Winnipeg, Calgary, etc...
(or, why these entities only stay until the government incentives dry up - we all remember how quickly most of Regina's call centres pulled up & left after incentives dried up. Or, if they didn't leave, how quickly they switched away from SaskTel at their first opportunity).

Logistic centres like the GTH hopes to be are essentially a commodity. I'm happy to see history prove me wrong, but I doubt it will.

Thanks for this. Addesses the previous question about loading docks. Superstore's will face north, directly behind the RBC, using existing entrance on Rae (just south of 25th), and exiting onto 25th via a new exit. Looks like they'll need to stick their nose onto 25th to back into the loading docks, but the design looks better than the Extra docks, which require semis to completely block southbound traffic on Albert.

The Extra docks will still be used, but I'm guessing the volume of goods/frequency of deliveries will be significantly lower than Extra was, or than Superstore will be - so Albert will still be blocked periodically, but not as often.

Abert may not be blocked at all if the stores using the extra docks get delivery from smaller single/double axle delivery trucks.

Also appears to be a hallway leading to a west side exit of the mall right beside the south side of the new superstore location

I also agree. I wonder if the airport has plans for more air cargo expansion through the GTH?

On a side note, I wonder if Alt Hotels is waiting for the land to be developed at the rail yards to make their Regina expansion move.

The GTH is already a failure. And it was a bad idea from day one. The damn thing has like 10 employees and I have no idea what they can be doing on a daily basis.

As you say, there is virtually no reason for any large firm to locate their distribution here. Why would you locate in Regina when you can go in Calgary (not to mention, Vancouver or Toronto).

The GTH has been selling land for less than half the price of industrial land elsewhere in the city. And guess what, no one's buying it! Moving the crowns around and selling to things like "Brightenview" does not count. Even Loblaw's probably cost us a billion dollars in subsidies and unnecessary infrastructure.

The GTH is should be sold and the idea abandoned.

According to the vast majority of trucking firms currently operating in the city: no.

It's on the wrong side of the city and is an island of nothing that is inconvenient for employees.

The vast majority of workers are government who were forced out there to prop it up.

Hey team. I was meaning to post this idea for a long time. With all the rumors of Sears slowly closing all of its stores in Canada at some point in the future, I was thinking about how to utilize the current Cornwall Centre Sears location. It is a pretty large chunk of retail space and unless the Cornwall builds up, I can't see them being able to lure larger floor plate tenants without doing this. Also, this would allow for some street front retail access to add some life to the north Sask Drive side and to the east Hamilton Street side.

So you are envisioning something similar to what was done at Southland (although that had expansion as well) with the store being subdivided and a corridor through the existing store?

That's more or less what I had been assuming. The only difference is that the mall would probably combine some of those units because the main retailers they're chasing are larger users.

On second thought, I would think avoiding a dead-end would probably be beneficial.
