They did about 2-3 years ago. They are on a rolling lease with I think a six month Demo clause.

The site needs rezoning so they won't be booted right away. In the meantime they have a much higher profile and larger space than they could likely afford elsewhere with a more stable lease agreement.

Their tenant improvements are minimal. (Aside from a bunch of red paint).

Makes a lot of sense IMO

I recall reading about a tentative plan for a mid-sized office tower on that site (comparable to those in the vicinity), though the rendering was little more than a slapped-together sketch-up model.

I did note that phase 2 of the 'Containers' office project is proceeding to excavation. That's a good sign for this part of the city and I could see this higher-quality building being positioned towards medical-dental now that St. Paul's relocation has been announced. The two aren't all that well connected, but it's in the vicinity and the building will be the nicest of the lot in that area.

I'm actually quite amazed how much Terminal Avenue has filled in over the last decade or so. Not all of it is particularly job-dense, but it's a whole lot better than vacant lots and the office space does add up to a pretty substantial tertiary cluster that's within walking distance of SkyTrain. It's also been interesting to see how the office component has become a hub for private credential-focused education (career colleges). That's a tenant type that needs space that is cheap (generally Class B or even C office space), that is transit-accessible and car-friendly, in central-enough locations that people can reasonably take classes at night after finishing their other jobs. I suspect daytime office users are 'full-time' students while the evening users are 'part time' and a location that supports both is important. Plus, sites that could be considered marginal for attracting businesses due to their location of the periphery of an employment area and lack of street-level retail and services, are perfectly fine for private colleges. I wonder, though, whether the more tired buildings will be renovated and repositioned as medical-office buildings when the new St. Paul's opens up?

Thanks for posting. So Providence Health is footing the $810k bill for this work.

This is a far more realistic timeline from my experience and what insiders have said about this project, assuming all goes as planned.

Providence Lands (St Paul’s Hospital) Policy Planning Program - RTS 11071 15
The new Public Art Policy adopted by Council on July 23, 2014 applies to this site. As a result,
a Civic Program Contribution of 10 per cent of the proposed public art budget is to be
attributed towards the Public Art Program.
$2.7M on public art at 1.5M square feet. To put this in the context of healthcare, that's about 1.3 state of the art MRI machines.

I stopped by briefly to check it out. The presentation boards didn't really reveal anything new. The main purpose of this open house was to get public feedback on the City's design principles for the healthcare campus. Basically the boards just had all the planning buzz-words that the City wants to see incorporated into the design (i.e. sustainable, accessible, etc.) and asked people if they supported these things in the design.

The most popular boards were the ones discussing the viaduct removal and people were asking how that would work with the hospital going in to the neighbourhood.

Didn't take pics. There were more boards then the 4 linked to here. But not much we didn't already know. The only newish details were that Phase 1 is scheduled to be opened by 2023, so thats pretty quick. The other thing they kept pressing is that people would be getting great bang for their buck as Provendence would be spending $700M of their own money on the new hospital with funds coming from selling properties... they wouldn't comment when I asked if that meant St Josephs would be sold as well.

I take it Phase 1 is the "new St. Pauls" and future phases are the rest of the medical campus?

This project will easily be 5 years from groundbreaking, so I guess that means 2017-2018 starting point.

Thanks jlousa. The east end of the viaducts will turn into some very valuable land with this development.

A few things I saw:
- There is a dreaded viewcone impacting this site, looks like about 12-15 stories would be the max for this facility. Should be plenty given the amount of land.
- Is there any issue with building underground parking on the flats? Is the water table a problem?
- "Wellness Link" through the campus and towards parks to the east should provide another nice walking/cycling path
