Considering roughly 200 units needed to break ground. It's taken about 4 months to sell the additional 10 units. So if the pace remains they'll be at 200 in two years time. I think they're initial goal was reaching that in 18-24 months time of units going on sale. So slightly below pace but maybe things will pick up in the summer.

Pretty slow time of year right now all around. I would expect things to pick up entering the spring and summer, when more people are looking to move.

IIRC, they wanted to hit around 200 units by end of 2016. So another 50-60 units over the next 10 months. That's 1-2 units per week. Which doesn't seem like a huge stretch.

Then of course the task of selling the remaining 200 units. Which I think would be a bit easier if the building was under construction. I would be more inclined to purchase something if it were maybe 1-2 years away from being real. As opposed to putting my money down now and waiting 5 years for the possibility of something happening.

Pretty much the case, mid-winter tends to be a quieter time of year for condo/home investments of this kind.

Not worried yet, It was an aprx: target number, with the retail and office tenants an important feature in the equation to proceed. It's a first of it's scope and size. Even if they don't reach their targets by year end they could still push it into the 1st quarter of 2017..

Firmed sales are red, yellows are in cooling off, blues are combos and greens are holds.

That's my assumption. Blue are unsold combos.

So by my count that's 143 confirmed sales, 5 cooling off, and 4 on hold.

So technically they are 75% to their goal. Far cry from this time last year with all the " it's a scam ". " no one will buy into it " etc etc.

I am looking forward to seeing the surface lot become a massive hole in the ground; construction too of course.

The Vaughn and the Albert appear to be the residence of choice for prospective buyers.

They're of the cheaper options (Albert being the cheapest), and if they're bought in a combo, the cost per sq ft is pretty good.

Let me get this straight, they're selling units on a building that hasn't been approved yet?

I'm not too familiar with condo sales, so is this normal?

That's how condos work. Virtually all the time.

I found myself day dreaming about what our skyline would have been like had they built the Hydro tower at Portage & Main and Skycity came into being.

We would have had a much more dramatic skyline, that's for sure.

I completely forgot about that proposal. Yes, what a great addition it would have been. The shorter tower with larger floor plates chosen: mistake.

This is great, 10k feet is decent for an urban grocery store. I do believe a Whole Foods or Urban Fare would do well in Winnipeg. Either way, the more amenities downtown the better.

You might want to wait until the thing is built (it won't be) before you start gloating. Find me a single development these guys have built.

I don't believe you can make this assumption either at this time. They are farther along at this point then anybody could have imagined initially. They are apprx: 50 units away from their approximate target for pre-sales. We can all speculate either way but I suggest you let it go for know. Thanks
