CMAs are based on commuting patterns and Saskatoon's is far larger than Regina's. The City of Saskatoon is some ~45,000 people more than Regina.

Saskatoon is a much larger community than Regina. Their work on BRT, University endowment lands, and North Downtown also shows they're a much more urban city than Regina. With the absolute mess that is the bypass it doesn't look like that trend will change.

That being said, once the bypass opens and people see that commute times haven't gotten better (there's a very real chance they get worse!) and we have an extra 25,000 people in the area I think we'll see some positive movement in the urban front.

If Capital Point is successful it'll be a game changer. Saskatoon had some huge changes in Riversdale that completely transformed the community. I wouldn't be surprised to see that in both Cathedral and North Central. The RRI could be transformative as well, but we still need details.

Both cities have changed an incredible amount in the past decade, but make no mistake Saskatoon is comfortably the larger and more urban city.

It's actually a pretty succinct summary. My only quibble is the bypass, that's not really reflective of Regina as a city; it's been the provinces baby.

True on most points; however, Saskatoon is no more "urban" than Regina is. It is larger now though.

I lived in Saskatoon between Feb '12 and June '15; 'toon didn't feel any more "urban" than Regina. (Just sayin'.)

Yeah, neither Saskatoon or Regina are what I consider urban - still too much of a small town feel (which is a good thing). Saskatoon may have an advantage because of the UofS and the surrounding areas on the east side. The down town is actually still kind of small townish which I enjoy every time I'm there. If it wasn't for the UofS, Saskatoon would be pretty much indistinguishable from places like Prince Albert, regarless of size.

I'm not sure why you hate Saskatoon so much. We're all from Saskatchewan and when one city does well it benefits the other. Both cities do stuff right and both do A LOT wrong. It's essential that we learn from each other's mistakes and allow both cities to become better.

Saskatoon is certainly more urban. Regina has no equivalent to Broadway as Cathedral has at best a quarter the stores and restaurants. We should be pushing to have Cathedral replicate Broadway. Saskatoon has a far far better transit system and is pushing through BRT. There is no equivalent to Riversdale in Regina and their downtown has twice the nightlife.

Regina can and should learn from Saskatoon. Likewise, Saskatoon should learn from Regina when it comes to office space policy, high rises, and the Dewdney strip.

I think you mean Happy Regina Valentine's day because no other cities count or matter.

I think I'm going to take to calling you The Mayor, since you're contractually obligated to defend every single development in Regina.

I am not sure what definition of urban Jiggly is using but I agree, every time I stay in downtown Saskatoon it gives me more of a tourist town feel than an urban big city vibe. Dunno why, maybe it is the wide streets or lack of modern office buildings, there is good street retail and options for restaurants/nightlife, that might be part of it. But both Saskatoon and Regina are small cities in a small province and both fit the text book definition or urban. Debating which is more 'urban' is an exercise in pure subjective opinions. Frankly I find this type of debate just emphasizes how small this province really is..

I also think he hits it right on the spot . I have my Regina pride just like everyone else but you must not allow it to blind you . I feel Regina and this is my personal feeling is a better designed city compare to Saskatoon and are are downtown as a very big city feel but Saskatoon as a better night life more pubs and restaurants and more arts due to more hipster living there. I really enjoyed walking down Broadway made me feel a litte jealous because we don't have anything at the same scale now that being said there lots of positive things going on in downtown regina we just need to catch up .

This discussion reminds me of my post from last year - comparing the downtowns of Regina & Saskatoon is apples to oranges, IMHO.

To be fair they took over that apartment building from an insolvent developer under similar circumstances to the Fairfield. It had been sitting unfinished for a long time.
