Cool sketch in #4668. These modern homes are sweet. They would design these things in the smart Chicago or Munich firms, I think. This would be a fair alternative to the overpriced downtown living.

63 Center Street is a six-story, mixed-use development consisting of approximately 7,000 sf of retail on the first floor and 41 loft style apartments on the five floors above. Our inspiration

PROVO -- A bit of Southern comfort is coming to downtown Provo with the announcement that Forge Companies will house the Red Bean Bistro on the main floor of its premier building,
Sixty-Three East in downtown Provo.

The building, currently under construction at 63 E. Center St., will feature upscale apartment living with the restaurant on the main floor. A walk-through lobby to the Wells Fargo Bank
parking terrace will also be a part of the main floor.


Forge has entered an agreement with Green Light Hospitality LLC, the same group that owns the Chef's Table restaurant in Provo, to provide a Pritchard signature restaurant at the mixed-
use development.

"It's world-class sophistication meets Southern hospitality," Chef Pritchard said.

Pritchard, the owner of Red Bean Bistro, is a graduate of Le Cordon Bleu Culinary Institute and said he has a love and passion for classical fine dining.

The restaurant will take up all 7,000 square feet of street-level retail space. It will seat 175, including seasonal outdoor dining, and features a reasonably priced menu with entrees ranging
between $10 and $15.

"This unique restaurant transforms Southern comfort food into a wowing culinary experience," said Ryan Freeman, chief executive officer of Forge Companies.

Freeman said both Forge and Green Light Hospitality are excited to bring something new and exciting to downtown Provo.

"The Red Bean Bistro will be synonymous with excellence and passion, and as such is a perfect fit for a high-caliber development like Sixty-Three," Freeman said.

Also, my company has been contacted by an out of state investment firm from California, that will be entering the Utah market for the first time. They plan to purchase an existing large apartment complex downtown (200-300 units). It will be an all cash offer to purchase the apartment complex. The seller has accepted their offer on the property. We will be assisting them with their due diligence & title process on the apartment complex property.

Description, AC Hotel
The northeast section of the combined properties, obtained by PEG development is
planned to be an eight story, 95,000 square foot boutique hotel under the brand name of
AC Marriott Hotel.
This project is seeking a variance on the maximum height requirement set forth in the D-
4 ordinance. As shown in the elevations, the project's total height is 108'- 7 3/4" at the
northeast corner top of sign. An increase in allowable height will allow the project to
maximize the unit density and thereby increase the urban activity in the area. A variance
in building height will not affect the building code requirements of the project; it will
remain in full compliance.
The form of the eight story structure has been developed following Marriott guidelines
for the brand. These guidelines include sleek clean lines, purposeful stepping and
recessed planes that create a European feel.
On the two corners fronting the street are bands of glazing that both reflect and absorb the
cityscape and mountains. This ties into the ground floor facade that is all glazing,
intended to promote an openness and direct connection with the street.
The center section of the north facade is an arrangement of punched openings above a
soffit band that runs above the ground floor glazing. These openings are larger than those
on the other three sides of the building. This again is intended to have the main facade
feel open and inviting, encouraging both occupants and city dwellers to acknowledge one
another.
The east and west facades are treated similarly to each other with a minor expression in
the spirit of the white band on the front. This smaller band of grey metal groups the three
southernmost units that face east and west. Each facade will have a smaller module to the
punched openings, and are set back intentionally to emphasize a horizontal ribbon effect.
The southern facade is denoted by the forms of the stair towers that bound the center field
of rooms. These openings are reduced in size further and are held flush with the facade.
Finally, the roof top is dominated by the hotel logo and sign, which is intended to read as
a cube, as is the original branding of the AC hotels across much of Europe.
Internally the ground floor is an active public space with front lobby and reception, a
lounge, a serving area for breakfast and meeting spaces.
The northeast corner of the ground floor is an outdoor space but it is not intended to be a
connection to the sidewalk. The grade changes are nearly four feet along the primary
north elevation thus resulting in a sunken patio. This will serve as overflow for main floor
events when appropriate.
The 7 floors above house 164 guestrooms are laid out and detailed according to the
Marriott AC Hotel guidelines. A small fitness center serves the guest on the second floor
with back of house functions occupying portions of the ground floor and second floor.
Parking for guest of the hotel will be shared in the garage space associated with the
retail/apartment space being developed by the same developer of this property. Parking
will be accessible by a safe pedestrian access across the plaza into a garage lobby. This
pedestrian walkway will be demarcated with bollards and a variety of materials to slow
the flow of through traffic and promote a visually pleasing and safe connection between
buildings.


Description, Adj. Apartments:

The PEG Development Apartment project is part of a larger development with an AC
Hotel project (see the AC Hotel Project Description). The PEG Apartment Building
project consists of a 317 stall parking structure, ground floor retail and 183 apartment
units with extensive amenity space. Parking for the apartments, retail and AC Hotel will
be provided within the parking structure and available surface parking through a
reciprocal easement agreement.
This project is seeking a variance on the maximum height requirement set forth in the D-
4 ordinance. As shown in the elevations, the project's total height is 84'-0" at the
Northwest corner. An increase in allowable height will allow the project to maximize the
unit density and thereby increase the urban activity in the area. A variance in building
height will not affect the building code requirements of the project; it will remain in full
compliance.
The PEG Development Apartment project sits mid-block between 200 West and 300
West and is primarily oriented toward 200 South, the project's North facade. Mass transit
stops are located directly in front the AC Hotel project, along 200 South street. At the
ground level, the project includes street oriented retail whose facade is primarily glass and
will promote pedestrian interest in the facade. Additionally, the ground level facade
facing the entry plaza is made primarily of glass which will give the apartment lobby

Part of this co-development includes a grade level plaza connecting the hotel and
apartment projects. While this plaza does allow vehicular traffic, its intent is to prioritize
pedestrian traffic; creating a safe entry into the development. This plaza will serve as the
hub of activity for the development as both project's main entrances spill into this plaza.
Bicycle storage, benches and planters will enhance this plaza and add human scale
elements that help give the pedestrian traffic priority in this plaza. As shown on the site
plan, the dumpster/recycling are fully enclosed and, thereby, screened from public view.

The former Hill Haven Desert Rehab Center (41 South 900 East) and the house just south of the building on 900 East have been acquired for a redevelopment project. The developer is interested in providing something that will be a positive addition to the neighborhood. Their goals is approximately 100 units with construction beginning summer 2016 and ready for occupancy in the spring of 2018. In the standard land use process for the East Central Community we are forming a citizen based committee to provide early input to the development team and problem solve potential impacts.
