It's fine, I guess, I won't lose sleep over it, but still kind of inefficient.
Go back to Jan 26/27th 2015...this same topic was brought up and commented upon...just saying...guess it's still not clear. The thread title was briefly changed by summers but then reverted back

Toll Brothers to Build Apartments on Society Hill Playhouse Site

Quote:
What was to have been a double-barreled Toll Brothers condominium development on the site of the Society Hill Playhouse and a garage across 8th Street from it in Washington Square West is going to be rental apartments instead. Along with that change comes the disappearance not only of the 19th-century playhouse and the garage but of all the parking on the site as well.

If the residents of Lombard Mews, Rodman Street and Bradford Alley in the vicinity of the Society Hill Playhouse find themselves complaining that it's even harder to find a place to park a year or two from now, they will have no one but themselves to blame, for their opposition to Toll's project led the company to replace it with one that can be built by right. As a result, the first-floor garages planned in both buildings were removed to bring the new structures under the block's height limit, which stand at 38 feet.

But as the condos were to have been, the apartments will be upscale. The buildings will contain a mix of one- and two-bedroom units, all with terraces, and Toll is still considering the possibility of some units having roof decks.

Toll spoke with neighbors about the redesigned buildings, and Frawley said some of them didn't like these designs and were trying to convince others to go back to the original plan. But with a group of neighbors firmly opposed to anything taller than 38 feet high, that wasn't going to happen either. Some neighbors said they were happy with the revised designs, but Frawley said, "I can't imagine they really would be."

The Society Hill Playhouse will close on April 1, according to Ticket. Toll Brothers expects the project to take 12 months to complete once the company obtains the required permits. Its projected completion date is the spring of 2017.

Could Bala Cynwyd's City Avenue Be the Next Rodin Square?

Quote:
Rodin Square, the highly-anticipated $160 million mixed-use development in the Art Museum neighborhood, won't be finished until later this year, but local developers are already citing it as a model example of what all commercial corridors should be. At an event yesterday about the future of City Avenue in Bala Cynwyd, Keystone Property Group's president and CEO Bill Glazer said Rodin Square's success at turning the site into a strategic gateway to live, work, and play is something he wants to mimic in Bala Cynwyd.

"Rodin Square did it with three acres," Glazer said. "We have 12."

With Keystone's recent purchase of the GSB Building on City Avenue earlier this month, the company now owns five Bala Cynwyd properties on a flat, 12-acre site. While a most of the properties are office buildings that will undergo renovations, 150 Monument is on track to become the first mixed-use development in Bala Cynwyd.

A vacant 6-story, 125,783-square-foot office building currently sits on the 150 Monument property and will receive some minor facelifts both on the exterior and interior. Keystone also plans to build an apartment building with 206 units and a four-story parking garage with commercial space. There will also be multipurpose trails leading to recreation areas to the north of the buildings.

Glazer acknowledges that in order for City Avenue to succeed, it needs new jobs and updated infrastructure. In particular, one anchor tenant that will attract talent and ultimately more retail to the area. Currently, about 600 businesses are in located in Bala Cynwyd, including 6ABC, Target, Lord & Taylor, and Philadelphia Insurance Companies.

Said Glazer, "We can't build a 21st century corridor on 20th century infrastructure."

I'm fine with this. The Society Hill Playhouse building was really nothing special, and that horrid surface lot will finally be going away. I think getting rid of the parking to reduce the height while preserving the density is a pretty solid outcome. The new plan may not be as tall, but it's the exact same number of units there's no real loss. There really isn't a need to include parking for apartments in this neighborhood anyway. There are plenty of people clamoring to live here who won't own a car, so these will fill up easily. The change in materials is a bit disappointing, but that's balanced out by the fact that the ground floor will probably be a better design for not having to include a garage front.

It will also stick it to the clueless NIMBY's who tend to go ballistic when a developer does something by right. The nerve of them actually sticking to the zoning code and not bowing down to the dozens of concessions the neighborhood group wants! The reality is though, that large swaths of Center City (this lot included) are horribly under zoned.

Yea I'd gladly trade off a few feet of height for no parking here. Much better outcome.

Or should I emend the title of the other one to "Philadelphia Highrise Development Thread IX" to remind people of the difference?

If this is the aim of the threads, why not just clearly name them:

"Development < 12 floors"

and

"Development 12+ floors."

There are always going to be new members (and occasional visitors) who are going to ask about the double-posting and the confusion, and it's always going to be a pain in the — for mods unless it changes. Let's just change it and be done with it.

long time lurker. first time poster. saw this video from my home town in new jersey. it is being featured in the new york film festival. this historic complex which was recently destroyed and is something i grew up with. this video is incredible. Makes me very aware of the need to preserve philadelphia history while new trophies rise in this great city.

I agree.

While I don't post as frequently as some others do, I think some of the discussions can get choppy because they are located in two different threads, would make more sense to keep everything simple and focused.

I wish there was a reliable track of how many units are started or completed in Philly annually. In a recent column Inga said that around 4,000 rowhouses were built during the recent boom- not sure if that was including pre-recession time period or not. There are dozens of homes being built within a half mile of the delaware river- its pretty crazy.
