^^^ Not to be a pain, or seem ungrateful -- after all, you are the beneficent moderator -- but need there be so many duplicate posts (i.e., the same thing in both the main development thread and in this general developments thread)?

Having made the same observation in the past, I feel the solution is for Boxbot to start a thread for duplicate posts, a thread for complaints about duplicate posts, and a thread for identical, periodically repeated (i.e., duplicate) complaints about duplicate posts.

I guess a lot of you don't seem to understand the concept of this thread. The Philadelphia Development Thread is for us to post about all new large developments. This thread is for projects that are not 12+ floors and therefore do not qualify for their own highrise thread. So there is going to be duplicate posts in here and the Philadelphia Development Thread, just like there are going to be duplicate posts sometimes regarding highrise projects on the Philadelphia Development Thread, and their individual threads.

Agreed. I'd rather him concentrate his efforts (and money) and avoid building another strip mall on the river. Technically speaking, I don't think he could even build that, correct? The whole AAA zoning fiasco I thought came about because it happened right before the overlay went into effect, which would prevent this type of development.

I know the purpose of this thread. I guess I'm not clear on the purpose of the other, which I thought was for high-rise projects that didn't yet merit their own thread.

The problem with posting the same stuff in the Development Thread and the General Development Thread is that both are "general", not "project specific", and then you have two simultaneous conversations about exactly the same general array of topics (e.g., Blatstein's big box proposal for the river). It's fine, I guess, I won't lose sleep over it, but still kind of inefficient.

Stuff below 12 floors should be posted on this thread for preference. Stuff that belongs on this thread that gets on the highrise development thread will get reposted here.

Or should I emend the title of the other one to "Philadelphia Highrise Development Thread IX" to remind people of the difference?

Toll Brothers to demolish Society Hill Playhouse

The Horsham-based developers have abandoned their plans for a 51-foot-tall condominium project to replace Society Hill Playhouse, on 8th and Lombard streets, and have decided instead to go for a design that won’t need any zoning variances. But instead of 17 condo units with 18 parking spaces—the group’s last proposal for the site—Toll is now pursuing around 20 rental units with no parking spaces, according to Carl Engelke, a consultant who worked for the company.

“My understanding is that it’s just going to be a by-right building,” Engelke said on Tuesday.

As PlanPhilly reported in October, three groups of neighbors were joining in opposition to the Society Hill Playhouse project and another proposal by Toll for a garage across the street. According to Engelke, Toll is still figuring out its plans for the garage project, which will require some environmental remediation work. Toll has told neighbors that the parking lot adjacent to Society Hill Playhouse won’t be available after March. Last week, the 50-year-old playhouse officially announced that it would close on April 1st.

“This is not Toll’s preference,” said Engelke, adding that Toll thought the site, which is zoned for low-density multifamily use, was better suited to condos with parking spaces.

But it’s what they’re pursuing. And it works for Ruth DeCou, a Rodman Street resident who had been opposed to Toll’s plan to get zoning variances to build taller than the code’s 38-foot height limit.

“I’m fine with that,” DeCou said on Tuesday. “It’s as-of-right so that it will not be grossly taller than our houses. It’s basically what I asked for, as-of-right. I personally would have preferred townhouses but, hey, that’s alright.”

The lack of parking doesn’t bother DeCou either.

“I support the city’s goal of reducing the cars, the congestion and the terrible expense of maintaining the roads and everything that goes with that,” she said. “Full disclosure: we have a parking space. But if we didn’t have a parking space we wouldn’t have a car.”

But Ivan Joseph, who lives at the corner of 8th and South, is baffled that neighbors would be satisfied with a plan that doesn’t include any parking space for new residents. Joseph assumes that Toll’s plans will eventually add 80 new cars to the block: 20 apartments at Society Hill Playhouse and eventually another 20 across the street, with two cars per unit.

“We’re looking for improvements to the quality of the life in the neighborhood and 80 cars is certainly not going to help,” said Joseph, who is the CFO of a pharmaceutical company in King of Prussia and said he owns a handful of apartments around the city as a “hobby job.”

He thinks the neighborhood could have negotiated down the height of the earlier proposal and still demanded some parking on the site. He doesn’t buy the idea that people who rent these apartments will be carless.

“It isn’t gonna be a lose-lose situation, because Toll Brothers is still gonna win,” Joseph said. “So it’s a lose-win.”

Chinatown construction projects

Someone had mentioned a few pages back that this project has been taking forever. I think I found out why. I looked out my window today and saw these two hauling concrete blocks brick by brick. It's like a real world minecraft project.

Manufacturing Philadelphia Tech Jobs: A New “Factory” to Rise on American Street

This would seem to be a great place to build new residences. But the lot's zoned industrial, which means a variance would be required to build any residential structure.

Which led Streamline co-CEO Sean Frankel to propose a novel solution to the problem: Build townhomes on the back half of the lot and a "factory" of a different sort on the front.

"I spoke with our architects, and they said it was zoned for industrial and manufacturing," he said. "I asked them if there was anything else we could do on the site."

And that's when Frankel had his epiphany: "I said, 'We're going to manufacture tech jobs.'"

The jobs will be "manufactured" through a novel arrangement. The five-story building that will rise at 1525 N. American Street will contain two floors of work space for tech entrepreneurs on the first floor and in its basement. "It will have 15,o00 square feet of tech space that we will give away to any city resident who wants to launch a startup," Frankel said.

On top of that, Streamline will offer 40 scholarships a year to youth in South Kensington and North Philadelphia "to let them into the building and see what they can do if they let their minds explore," he continued. The idea, said his business partner and co-CEO Sean Skellinger, is to put ideas in their heads: "Our goal is to open the eyes and ears of underprivileged children and show them that they aren't stuck in an underprivileged neighborhood. If they are exposed to young entrepreneurs, they will realize they can chase their dreams as well. If they spend time among these entrepreneurs, it might inspire them."

"In the past, we've been telling our best and brightest, 'Go to New York. Go to California. Go to Austin.' All the blood and treasure we've been spending to educate them, and they're heading elsewhere," said Frankel, of the need for creating Philadelphia tech jobs. "We need to keep them in the city."

A hotel - or any ordinary urban development - would easily accommodate any necessary traffic safety elements. It's just bizarre that you seriously think such an issue would actually drive design and use of this site. This is not the mall entrance in Cherry Hill we're talking about here. It's an urban street grid in the CBD.

Listen everyone wants that urban utopia of walkability for all citizens. Where all life essentials are within a four block radius. I get that. I feel that. But you have to accept that cars are a part of the equation and you will maintain a much better grasp on future development if you work with it, albeit descendingly, rather than strictly against it.

The vehicle centeric intersection we are speaking of does not need more vehicle confusion. A solid residential piece here calms that confusion.
