Looking at Parr's 1874 map (link below), there doesn't appear to be anything running through the site that would later have been buried, so as you mentioned you might be confused with Colony Creek. That being said, nothing appearing on the map doesn't preclude the presence of 'natural' underground creeks that could run through the site.

FYI, while it looks like the area is already built up in the map, those were actually just subdivided empty lots for the most part in the HBC reserve. For another example of the speculation, look at the subdivison to the north (right on the map) where the CPR yards ended up.
