Hmh. While I don't mind the redevelopment, that is still the Safeway we go to (with car, bad Downtowners as we are), so I hope Safeway brand will stay. Most likely the project is still far off, so likely not a problem.

It is interesting how every single site in Downtown is currently being considered. Great time to be alive at the height of the boom.

Westbank is holding onto their rental units along with their investor partners for now.

Yeah, that's quite strange now that you mention it. They didn't want to disturb Robson's "character"?

Interesting. Thank you. I recall that Peterson Group have been investor partners to several Westbank projects.

Peterson's website also indicates that they acted as co-developers - though I've always been under the impression that the development management fell exclusively to Westbank.

They're way off on the sale price.

I think the Robson site may have more restrictive zoning
- but the main factor may have been that it was developed by Safeway Realty Holdings - before the sale to Sobeys.

http://www.safewayrealtyholdings.com/index.cfm?

I recall someone saying that Safeway favoured largely standalone or retail only projects (?).

(Note that the US Safeway stores were sold to Albertsons last year (?) which off-loaded a number of US westcoast stores to Bellingham's Haggen, causing the bankruptcy of Haggen due to over-expansion (i.e. like Target Canada). I'm not sure what the current status of the Safeway Realty Holdings company is.)

The Robson site is not listed on this list of properties sold by Empire (Sobeys) to Crombie REIT - but the Davie St. store is listed:

Construction of the new park at Smithe and Richards is due to start in February so it looks like a final goodbye to the old Lucy Mae Brown. The deck on the south side is gone now.

It's simple, and with colours that aren't over-done in Van. I'm a fan.

PS - 100 posts! Look out!

The only thing that annoys me with these types of developments is all those interesting varied shrubs and trees are probably going to be replaced with more boring mono eastern maples.

Really wish the city / these developments were more creative with their flora.

Which of the four designs did they pick?

There seems to be this conditioned mindset somewhere that puts in Eastern Maples .... "because it's Canadian ..." (Grey, unimaginative, midddle of the road, stereotyped....)

It's not really that Canadian, though.

Awww, it's the "ordinary" design... (without the angled corner)

Here's the rezoning application page:

http://former.vancouver.ca/commsvcs/planning/rezoning/applications/1380-1382hornby/index.htm

It appears that the view cones does not cut across the site, or they have setback the building enough to avoid it.

Balconies facing east and west (with stone spandrels and metallic balcony ceilings in different shades of gray).
Glass (possibly tinted) facing north and south (with glass spandrels).

Strange that the balconies do not face south to mitigate solar gain.

On the Pacific frontage at grade, oddly angled columns are clad in corten steel banding and perforated to show silhouettes of heritage houses..
