Well, hope the money is well-spent on these features, considering the fact that the building could be torn down in a couple of years. Let's hope future developers will not demolish it, at least for the heritage portion.

The False Creek Flats location is scheduled to open in 2023.

Yeah I was wondering if that was the same project since it was posted a month earlier.

To me, the earlier design just looks like a mass that was carved in response to the view cones - nothing special.
The massing also reminds me of the first version of the Ritz-Carlton/Trump building.

I can't tell if the prismatic effect is the window panes, or angled walls to create balconies.

For the second design, it may not be saleable if the narrow windows do not provide good views.

Great, Vancouver is such a shithole in some places that building community space has to be walled in like a prison.

And seriously, whey has Vision essentially completely forgotten there pledge to remove dumpsters? You know, one of their actually great ideas for cleaning up the city and opening up / cleaning up alleys.

The dumpster removal plan was under the NPA and died on on table when Vision came in.

Too bad vision killed that dumpster removal plan

Overall I like the building. I really think brick should've been used on the exterior. The one thing I never understand is when the ground floor is nothing but painted grey concrete!! The floor people will see most of!! brutal

Yes, I find it very interesting. The quality is pretty high considering it's temporary. Which of course makes you wonder how long it will be around. I like how they used the section of old Giardino wall. There has also been some landscaping done to the north of the old house. The lot across the alley (last pic) sits in stark contrast. I think I see some of those venting pipes on that lot so maybe it's got contaminated soil from old gas or oil tanks.

Thanks mcminsen for braving the neighborhood (and alley) to give us such a thorough update of Sequel 138! I know it doesn't have too many fans on here, but I think that's the highest quality design for market housing you can ask for at Hastings and Main.

Interesting! Thanks for posting.

Not surprised in the least that Westbank is the proponent. They're serious about building up their rental portfolio. I wonder how they handle the asset upon completion? Do they sell it to institutional investors? Private investors? Securitize their rental income stream and sell bonds to Wall Street? Hold and operate?
