I envisage two concrete uprights like the Singapore Memorial, with 2 planes of glass
- like the corner of Vancouver Shangri-La, but more flatiron (sharper angle) with concrete uprights at the edges of the planes of glass.

It also looks like the planes of glass slope inwards as they rise (Washington Monument reference), and the model may also show a lozenge shaped floorplate - like Toronto Shangri-La - and with a triangular opening at the top and at the base (like a slit skirt).

Maybe just take the Toronto Shangri-La and squeeze one end into a flatiron form (?)

Both Shangri-Las are James Cheng.

Can this tower not get one of those 10% bonuses in height? Or is that for only a few select sites?

I really like the preliminary look of this tower, I hope it looks as smart as it does now in more detailed renderings. This is a project where at least semi-reflective glass would be fantastic...

Thanks for the analytical breakdown and sketch! Sure wish we can see clearer renderings of the proposal from James Cheng's office. It's about time we have a symmetrical well-designed tall building.

In this town, we can only wish, but I think it also depends on negotiations with the City. If a developer is prepared to give more, they may grant extra "bonuses".

I believe the 10% bonus can technically apply to any proposal, but the bonus is only above the height limit, not the view cone limit.

The view cones trump all!

In any case, this tower will finally hide the hideous blank wall of the rather ugly Palais Georgia which has been an eyesore for over 20 years.

As a reminder, the site in question from 24th floor below. A 150 meter tower will be much taller than West Pender Place on right.

Well, thank goodness at the very least the view cone is over 500 feet (150m) on that site.

Of course I would like to see something more along 180 or 190 meters on that location, but 157 meters isn't too bad.

Georgia will have quite an impressive canyon if all these towers go ahead.

Yeah, it is pretty impressive that the area in the photo above will have FOUR 150+ towers go up in the next few years. The only one still a mystery is the Wall Centre site to the left.

Surprised they proposed 150m for the flatiron site. Was assuming 120m at most... figured they'd pull a MNP and forfeit the allowable height because of the small site.

^Maybe if it were an office tower. But with residential prices where they are, I don't see why they wouldn't go for more height.

I wish they would replace the office space being lost here. Is this site not within the CBD Shoulder area (meaning some office is required)?

They should have gone with a brick facade for Sequel to make it blend in better with its neighbours.

Yeah, that corner should also take a tall tower. It must lie in a view shadow of all those other towers, so view cones should not be an issue here.

Yes, it has been brought up numerous times, and yes the materials would have been just as cheap, and yes it would not have been anything special, but my god the original design was clearly superior to the current design. But it was rejected by the UDP in favour of the design we now see:

Possibly because it is on the other side of Georgia and thus falls outside of the new West End Plan?
