ok that makes sense

After taking the day touring miami... amount of construction downtown is incredible.. south beach is much more crowded and lively than the last time i came here. that said, i was suprised to find that wynwood is barely a functioning neighborhood. Vast majority of buildings aren't functioning, much less construction and foot traffic than expected. On RE blogs it's talked about like miami's answer to northern liberties or williamsburg but doesn't appear to be close yet, maybe 10 years away, alot of work to do.

Wynwood... meh. Yes, real estate developers would have you believe Wynwood is Miami's Williamsburg or Northern Libs, but it obviously is a very poor substitute. The artist/hipster/musician scene really just doesn't quite jibe with Miami... seems very fake to me. Miami should stick to what it does well -- beach, vacation, luxury, fashion, etc. Cool urban neighborhoods are not its game -- probably never will be. Wynwood will be filled (already starting) with million $ luxury condos before the "cool" neighborhood even gets a chance to actually develop.

Why am I not surprised by your last bolded comment? In your typical fashion you always seem to manage to take a jab at Miami somehow.
Surely in your mind these are the monetary sources for Miami's current building boom since in your estimation Miami has no "real" economy!
I'm surprised you didn't blame the Cocaine cowboys from the 1980's for the previous booms.

Well I didn't want to let you down, and not work some sort of jab in there! Though my jabs are really far milder than most of what is often said about Miami. And I do take jabs because I care and I feel that they are from a reasoned, experienced approach. Miami, whether we like it or not, has a long history of vice guiding its economic fortunes. And really, I don't have a problem with that, because I'm all about vice and giving in to the temptations of earthly delights.

However, when many of these condos are built just for the sake of being built because pre-construction purchases by unnamed buyers are largely financing these towers, not due to actual demand for residence in Miami... well, then it starts to become a problem because we end up with yet another real estate/construction-based economic boom with very tenuous foundations. Now, this occurs in most international cities, but in Miami it is that much more prominent and potentially harmful due to the lack of other established, secure industries like other cities have. I mean, take a look at it... these types of purchases happen mainly in NYC, SoCal, SF, Chicago, DC, and Miami. Which one of these is not like the others?

Let's face it, Miami's booms have been fueled in significant part by the drug trade, healthcare fraud, and international money laundering from all sorts of shady enterprises. This isn't really in dispute, right?

Good news. FAA approved the Miami Central phase II super tall. Will stand at 991 feet, and in the world of super talls, that just crosses the 300m threshold.

Next to NYC, Miami is #2 in super talls in the pipeline.

Your right about parts of it being fueled by such industries, but honestly, who cares. Its transforming the city, and if people want some good weed, they are going to get it. Supply and demand. The drug war is a sham, and terrible idea. Drugs are a great industry. We just turned it into a fetish to catch people, and a hysteria which feeds our prison complex and pharmaceutical industry (which by far, biochem wise, has the worst side effects). If regulated, and without repercussions and the life changing consequences of incarceration, illegal drugs wouldn't be a problem. We've only turned it into a problem by trying to enforce it. Its not a significance part of it, but there are elements. Just like there are elements of white collar crime in NYC developments. Doesn't bother me though. If it provides shelter, food for peoples mouths, economic growth, jobs, than I approve of their actions.

I too share this impatient. And its not even the approval that's difficult, but just developers getting it going. But if we keep our fingers crossed, we may see 5 super talls rise in this great, paradise of a city.

On the positive, lots of towers are starting or just started u/c, but the big boys need to rise too. Going to be quite a sight and impact once they finally stand strong.

^ UGH! The Monarc project is hideous and the site should have been preserved for a supertall which is what it is zoned for. Instead it has a ugly condo with a Whole Foods anchor at the street level.
What a waste.
