Well, I for one will argue Mayor Bowman should focus more on economic development, and less on grandstanding, selfies and trying to get everyone to love each other.

My opinion of Bowman from the start is he will be a forgotten mayor. Or an "interim" mayor. After the shit show the Katz era was, the Bowman era will be dull. He's not flashy, or loud. He just kind of goes along doing whatever he does.

Which I think is fine. Katz era was wild for all the wrong reasons.

I think the up coming city budget will speak loudly of what we can expect with Bowman as a mayor. With the short turn around on his first budget it was expected to be very much a status quo no mater who won.

The best thing that ever happened to Brian Bowman was Sam Katz. Expectations are still so low in my opinion.

Even though I have a feeling this one won't look as good in person as it does in the rendering, I still think it's a vast improvement over the previous iteration with the goofy faux-heritage elements mixed in with a jumbotron at the top.

This will be great when it comes to making Confusion Corner denser, a more inviting and walkable area (especially with ground floor commercial), but in terms of appearance, I'd say it's adequate.

Add 2 or 3 more floors to it.

Put an interesting private (corporate) sign (red & yellow) on the side of the building, and you have a deal.

No need for a cafe of any kind because there's already McD's nearby, Organza, and BK (which I think should be next to go).

Buy up the Money Mart land and include it in the plan, perhaps for a nice landscaped (lit) plaza. Put a heated Transit shelter there for the 60 Pembina and 99 routes.

it mentions in that board of adjustment document that this is going to be phase 1 of a 2 phase project... second phase is a high rise residential/mixed use building to the south.

DESCRIPTION OF THE PROPOSED DEVELOPMENT
The applicant is seeking approval to develop a 6 storey building with on grade commercial and retail occupancies along Osborne Street and Pembina Highway, covered parking on grade behind the CRU’s, and five stories of offices above. The building footprint is 7,770 square feet and the entire building is 39,625 square feet.

Number of parking stalls
The applicant is required to provide 43 parking stalls for this development. They are proposing 18 parking stalls on site and 3 stalls on an adjacent property. In light of this, a variance is required.

I have no issue with the proposed development. It falls within the scope of the
Corydon Osborne Plan and TOD mixed-use category, which stands at 3-18 stories. If we can get 6 floors here it's a step forward with residential hopefully to follow in the future.

I'd be shocked if that building went up on spec... office absorbption is so low in this city that nothing gets built on spec anymore. So there must be some tenants lined up.

Good news too re: the residential phase. That would be fantastic, and to my mind it would be a fairly desirable place to live, right in the middle of Osborne and Corydon with excellent transit connections and a RT station next door. I'd love to see it happen.

Considering the vacancy rate, I would be surprised if it was spec.

According to Imperial, back in 2013 a national restaurant chain was set to occupy the main level while one floor was leased for a "business centre operator"...

From the letter of intent submitted by Din Projects it appears they want to go with it as soon as possible and apply for a Building Permit after the 2 variances they are requesting are approved (Council recommending approval). This project could move a head quite quickly.

One thing is definite: DIN is predictable in its designs. I am not a fan of their work: the Buhler Centre looks like it is clad in drywall, and Minuk said this development will resemble that despite the brightness of the rendering.
