Old city is really on fire right now. There is an article in Philly mag about the change in the area vs 10 years ago in terms of nightlife and post club problems- they mention 1000 units either underway or planned for the area. Thats a lot for a small area.

What material? bricks and metal siding? Its made out of the same lumber that everyone builds houses with.. nice windows

They should start allowing bars north of market so it's not all concentrated...

Very excited about these two projects. I was just on North Broad recently and it needs this type of development. The stretch where this project is going is like a blank canvas that is capitalizing on the booming neighborhoods surrounding it; and as such, this area has a bright future ahead. However, the blocks nearest City Hall present the most challenges because it's mostly developed but with buildings that add no vibrancy to the street. I'm talking about the convention center, the Masonic Temple and the adjacent church (both of which are beautiful but act as a gathering space for the homeless), the hospital and medical buildings, not to mention the deadzone created by MSB Plaza. The parking garages and empty lots don't help either but at least these parcels offer hope of something better.

MSB plaza is arguably the biggest waste of space in the entire city... useless plaza with tacky art

Condo building will start when the townhomes are nearing completion. A mistake if you ask me. Hey, come buy these $2 million dollar homes with construction right next door.

Agreed. I hope the condo building looks just as nice. Will look great fronting Walnut. Glad it will have ground floor retail too.

I feel this is a big disappointment right here, especially considering what Walnut St is turning out to to be from Broad to Rittenhouse. I was hoping there was going to be something like the AQ Rittenhouse or maybe 1707 Rittenhouse Sq. We seemingly have too many lowrises in the city. It's bad enough we're already building a monstrosity in 18th and Arch already!!! And what's being planned at 19th and Chestnut???

I'm okay with this project since it transitions from rowhomes/townhomes to the south to a mixed use building facing Walnut. We'll get a 6 floor condo building with ground floor retail facing Walnut. I'm okay with that. I wish it was taller in this location, but whatever. I'm more disappointed with the Van Pelt Mews. Walnut facing townhomes/rows with no ground floor retail and only 4 floors. Oh well! Can't win them all.

19th and Chestnut will be a commercial/retail building facing Chestnut and a 32 floor, 406 foot building on Sansom.
