I know it's not the only one on that block but it hand downs the largest, 1,091 compared to a combined 380. Would it be nice to see it town down and redeveloped? Yes. However due to it's central location an size I don't see it happening. Several garages would have to replace that garage in order to come close to matching the capacity. It's the primary garage for 111 and EPAC, yes the other two could pick up the EPAC parking but not 111. That is why I have moved towards the lets take advantage of the built in Retail options at street level and add some design elements to the Regent St side, including living walls, and hide it in plain site, at least from the Regent St side.
The east side of the garage is going to be the difficult to hide, considering what faces State St and I don't anticipate, or want, those buildings to go. Besides tearing it down obviously, I think the best options there will be reface it. Even a few living wall elements, drought resistant plants of course, spread across the east face would be a major improvement. Even a creative paint scheme could at least improve the look a little bit.
