Some new renderings of Mercedes HQ mixed use portion in Sandy Springs: http://www.bizjournals.com/atlanta/real_...prings-sees-residential-boom-around.html

Some of the pics make it look like there will be decent density.














Also is bizarre to see that MARTA owns a sliver property adjacent to the Mercedes HQ as well as a large parcel next to 400.

I'm willing to bet it had something to do with construction for the MARTA extension up to North Springs Station. It used to be a surface lot but it was wiped out when the access road was constructed next to the apartments to the west of that site. It's under Cousins and Ackerman control now as a joint venture project. They were trying to woo Mercedes to that site originally.

Hines Northpark 100 and 300 by Mercedes HQ

Hines is also marketing these proposed office buildings to prospects. Originally Northpark 100 was planned to be a 50 story tower, but NIMBY's put a stop to that.

What a great opportunity for Fuqua to change the CoA residents' perception of them by designing a world class development at this site. Maybe. Hopefully??

I just knew Fuqua would get it. Never had any doubt. This part of the Beltline is going to just have to be written off. Probably going to be a big box Home Depot.

I hope, but I'm not holding my breath. Given the prominence and size of this site, it will be exceptionally deflating if he builds one of his Classics with a bunch of big box stores surrounding a massive, unnavigable parking lot with a few apartment buildings that look like cheap college dorms thrown in.

Major projects in central Midtown that are currently under construction or were completed within the past 3 months. Several more not on this map (Amli, NCR, etc) are in site prep.

We can only hope that the strongly-worded letter sent to the possible developers from the Reynoldstown Civic Improvement League's board back in October will be heeded...one passage from the letter:

"As with most intown neighborhoods, we've conducted numerous meetings to envision and plan for this eventual growth period and have ratified numbers of master plans. A common theme, from all the way back to 1999, is that they all emphasized people places, not car places, where all modes of transportation are seriously considered in design. This underlying idea of a healthy, efficient, mobile, inclusive urban form is paramount — we are fixated upon it."

22 14th St

I drove by 14th and W Peachtree. As someone mentioned earlier, there is machinery on the southwest corner of 14th and W Peachtree where the Related Group building is to go. It looks like they are doing tree removal stuff but I'm not 100% positive. The parking lot has a notice saying it is closed and anyone who parks there will be towed.

Is this project all ready to go? I don't know if they have all of their permits, but I'm surprised that it seems to be starting with so little fanfare.

Their permit was all approved since a month ago, but they must have made changes because a few parts of the permit are back to pending status.

I guess they can remove trees since the arborist permit is separate from the main permit.

edit: Also Alta at the Park permit is now in a ready to issue state meaning that could be coming soon as well:

Fuqua Development is not the problem. It's the tenants they lease to and the customer's expectations of free and ample parking that make most of their projects so awful. Until the stores are actually willing to go into alternative models in Atlanta, nothing will change.

I wasn't really saying that Fuqua is the problem (although I think they generally are the problem) but that the Civic Improvement board representing Reynoldstown laid out exactly what they want and don't want so hopefully Fuqua is well aware of it and acts accordingly...but that hasn't really stopped Fuqua in the past so I'm not very optimistic.
