It's a lot like the old Gates Rubber plant, except even bigger and closer to downtown. 70 acres is like 15 full Denver blocks! Huge redevelopment opportunity there, access is a little tricky since 8th and 6th both bypass the area, but in reality without the tracks they could even rip those overpasses down except for the portion at the LRT and integrate them with the street grid if there was some impetus for that from the city/state. They could even send 8th and 6th under the LRT like is done at Alameda.

You are probably right on the southern portion staying light industrial/warehouse since the LRT maintenance shop at 7th will still remain, might not be the most desirable for mixed uses.

Ken, you have a new study session for your students now, get them cracking at a development plan for this area!

Hey everyone, so I'll apologize for the extremely long post right off the bat. I've been following this forum for a loooong time. I'm talking pre Hyatt convention center days, even Trango tower!! You are all a wealth of knowledge and show your passion for this city and the going ons with all this crazy construction!! I haven't posted anything since 2006, back when Union Station proposals were being shown to the public for the 1st time!! Born and raised in the Metro area, so this is surely the most exciting time for Denver!

I deliver goods throughout the city via Postmates, so I've been very fortunate to watch all this construction across the city (and fight the growing traffic). I'd like to inject some projects going on outside of the Downtown area.

Seems like all the Auto Dealerships across town have torn down old showrooms for elaborate new ones. Down on Colorado Blvd, Murray Mercedes and BMW are jumping on the bandwagon. They bulldozed their old joint showroom, and looks to be splitting them up. Mercedes to get a 3 story building at Kentucky and BMW a 2 story with state of the art service center on the old Chevy dealership site at Mississippi.

W.E. O'NIEL is doing both those projects, and at the same time they wrapped a fence around a huge plot of land down where 225 and 25 come together. The outdated shopping center right behind Micro Center along with the Public Storage center, which they've already torn down. Any info on what is going in there? I could only imagine another apartment complex for the chunk of land.

The Belleview station area is busy as well. The 2nd apartment building is coming along quite nicely. One Belleview Station has its 15 story stairwell up and they are starting on the elevator shaft.

Colorado Center is working on their next tower as well.

That's all I have to input for now. Continue on with the discussion.

Thanks for the update. I had no idea they tore that down even though I drove by there yesterday. Maybe they're going to make a bigger public storage

I would agree though that residential is more likely. Nothing like having a balcony overlooking the highway there.

Or better yet, get the students to host a public meeting where they solicit the opinions and needs of the people in the surrounding areas rather than a top-down student drawn master plan.

Where does this notion come from that neighbors have some special claim to planning an area? It's garbage. If anything, they are the most biased, so perhaps they should specifically be excluded from the early planning process. The people who most need whatever will get built are not already there. "Top down" is another way of saying "looking out for the greater good," as opposed to narrow selfish interests.

So let me get this straight, in a state that's already basically at full employment, we are going to use tax dollars to pay people to move here, which in turn will further drive up housing prices and clog our roads. Taxes up, tolls up, disposable income down. There is a positive benefit for me buried in corporate incentives someplace, right? Instead, we might consider paying a few companies to leave...

Here's the aerial render for that project pulled from the source code, thanks for finding it! Surprised that they are already on Phase II, Phase I just opened about 3-4 months ago.

Oh, and that's a pretty lazy rendering, showing all that parkland behind it, when it's actually all buildings and parking lots.

Very nice looking building!! We whine a lot at some of the designs and and materials we get, so good to acknowledge some really good work! Would love to see The Coloradan adopt a similar look of materials and varied building lines and materials as it develops its final designs.

Love the look. This is one of the better projects in Central Denver area.

Agreed, the early planning process, aside from zoning changes (which there will have to be on that property) should stay out of the public process. It would unnecessarily complicate the planning.

Not that I think that the homes right here are treasures, but it sure is a shame that anything is being destroyed when there a few large parking lots in that general area.

Ya.. it does seem a bit..silly. Tearing down perfectly fine houses for this. When there are some nasty parking lots really close to this. This would look amazing at 11th/Grant.

I get that's not really how land acquisition works, but it still sucks
