Missing any? I am definitely excited for Clementine, but there are already quite a few options around there.

In terms off RRC spinoff, I would argue that it has actually bolstered some businesses in the Exchange quite a bit, and I bet you some new owners cited RRC as a draw to opening, and probably still agree with that sentiment. Go into any of the bars and there's always tables of students around. I saw instructors out all the time. I'd love to see William developed, the space to the west of Miss Browns only became available a couple months ago (it was papered up for years), and is completely updated so I wouldn't be surprised to see it taken soon. And to the East, there was building maintentance going on in there this year a few times so it's not out of the question in the future I'd think.

And to the west and North of RRC is mostly empty, poor, barren wasteland... so if I were going to open a business I would never even consider going there when there's still good spots left in the heart of the Exchange... once those all go, then the development will spread up Princess. It's a small (but good) miracle that stretch of Total Lighting, Kay's, Stephenson, Little Saigon and Foon Hai have survived for so long.

These are more lunch/dinner spots with a few breakfast offerings, as opposed to a place that really specializes in breakfasts/brunch, sort of like Stella's... that's what was really missing IMO.

No question RRC has given the Exchange a major shot in the arm. The student presence is clearly visible around Old Market Square. What it hasn't really done is to help expand the footprint of the gentrified Exchange... the boundaries of that area are roughly the same as they were 15 years ago before RRC's campus opened up... the only obvious direct spinoff development I could think of to the north or the west is the Edge Lofts on Princess... that's about it. Otherwise, when you leave RRC and head north on Princess, it's pretty much the same as it was in the 90s.

You still see homeless people en route to Siloam south of William... I don't know if I'd chalk it up exclusively to that, although I suppose it could be a factor.

Silom Mission will continue to grow and will eventually overwhelm that area of the city. They are relentless in their quest to grow and because of induced demand they will soon take up the entire area surrounding them.

Either there, or the other side of Main Street (Salvation Army); both should not exist. Honestly, between those two entities, the Bell and the McLaren, it is like cancer...

That commercial that plays all day on CTV which shows their entire staff is a little overwhelming.

i had popeyes once in Texas, it was the greasiest piece of chicken I ever ate. the grease actually dripped on my chin and caused a borderline minor burn, it was stinging for hours. now that was 15 years ago, maybe they've changed their cooking style since.

Considering it took years for the similar Mary Brown's Chicken to find a local franchise operator and there are other players looking, ie Mrs Mikes and Milestones to name two, I would not expect Popeye's any time soon.
