It is nothing short of amazing how this corridor has transformed and continues to transform. It has to be the most dramatic change in Atlanta over that time...it has become (or is almost) a desirable area to live.

When are we gonna see development along the 17th street corridor? I've never understood why that part of town is largely ignored.

There's about half a dozen or so projects within the "corridor" (more so vicinity) in the pipeline - of which at least 3-4 will probably go through in the next 2 years for sure. More or less in order of speculation of being built to not so likely to being built in this cycle:

SCAD Dorms (19th Street)
Greystar's Development on West Peachtree/Spring near 18th St
Peachtree/17th Project (Simpson Organization)
Pollack Shores's Multifmaily Development (Spring and 16th)
Metlife's Development on 17th and Spring
Arts Center TOD/Air Rights for redevelopment


Just don't expect much of anything happening on Dewberry's site on 17th and West Peachtree.

17th is anything but ignored. Atlantic Station came in the last cycle, and then there's the list above... add the Hines office at State to that, by the way. I think the Fuqua project at 17th and Northside is dead, though... the for sale sign is still up and according to the schedule it should have started construction a long time ago. Probably for the best because that wasn't an appropriate project for the area.

I hope so. His only decent urban project is that way only because it was originally proposed that way and Fuqua just took over the project. Modera Morningside.

St. Jude’s plans to build a new healthcare center at 160 Pine Street Northeast downtown, according to What Now Atlanta (WNA).The new building will be next to the St. Jude’s Recovery Center, which will also be renovated, at 139 Renaissance Parkway NE.Construction of the two-story, 8,000-square-foot healthcare center will cost an estimated $2,000,000 and should be completed by June 2016.

FWIW there's also a rumor that an 18-story tower is planned in Atlantic Station on one of the sites near the Atlantic.

ATL Architect Files Plans for Boutique Hotel at 10th and Northside.



Atlanta architectural firm Drey Philip Peters filed an application with the City of Atlanta to develop a five-story, 96-room hotel at 1008 Hampton St, a vacant parcel near the intersection of 10th Street and Northside Drive, across from the 10side Apartments. The permit, which is seeking to rezone the site for commercial use, seeks also to add 75 parking spaces in a two-level deck for the 45k SF hotel.

Don't forget 98 14th, quite possibly the biggest project still in the proposal stage. 1300 units on that small plot is an insane increase in density - Manhattan/Hong Kong-esque densities.

I'd find it fantastic for that project to get off the ground, particularly for the 1,400+ apartments, but I'd rather see the initial five I mentioned. 5th St to 10th St in Midtown has a great opportunity to fill in most of its surface parking lots. That would be a huge win for Atlanta. Offices on North Ave. would bolster the argument for dedicated lane transit along North Ave.

Big projects like that don't change the area anywhere near as much as infill. Put that many residences on a single lot and you have a skyline piece for Buckhead and Vinings residents to look at, but put them on four or five lots spread across Midtown and you've given the whole neighborhood more pedestrian activity and better access to retail.

Exactly. If I had to choose, I'd rather change the neighborhood rather than one block. Ideally they all get built, but that's not as realistic.
