Just noticed there's apartments in the parking lot beside Cabellas.

What a terrible place to live. Unless you lie hunting and fishing supplies of course haha. Never understood that. Superstore on Bison Dr is the same. Apartments in the parking lot.

Noticed that apartment basically in the superstore parking lot, thought at first that it as employee housing (sarcasm) Nothing like a BBQ on the balcony and watching shoppers shuffle in and out of the store!

I always thought it a bit funny those apartments in Lindenwoods backing onto the Wal-Mart loading docks. But really, high density next to big parking lots isn't really just a suburban thing. The highest density cluster of apartments in River Heights fronts Grant Park mall's sea of parking. Same can be said for Osborne Village (for anyone who's ever lived in Evergreen Place) or St. B (for all the accolades Marion gets as an urban strip, it's really a sea of parking from Braemar west to the Bridge).

I wouldnt want to stare at Superstore all day/night personally. But Im sure there are enough people that see a 1 minute walk for groceries to be a plus in choosing their housing.

When AMC, Great Wolfe Lodge and Lowes all walked away from plans to be part of the south side Seasons of Tuxedo development a lot of land suddenly freed up. Considering the prospects elsewhere are still very slow to come in it isn't surprising to see them look for different uses such as apartments.

Further to that, if they already own serviced land, downtown, there would be no reason to locate this anywhere else. Unless they get an offer they can't refuse.

it is definitely not on top of portage place. I don't think a building there will ever realistically happen. There is a lot of gymnastics that has to go into doing that.

Portage Place was designed to accommodate a tower, so what would make the process complicated?

Regulations are for new construction. Glasshouse was approved prior to.

Portage Place is a private mall in someones portfolio, which seems to be low on the priority list. Parkade is owned by the Forks I believe and get a lot of revenue from parking. Then throw in another developer wanting to build a new tower.
