Same with the CRUs on the main floor of the 201 Portage Parkade. Actually really well designed, but they're closed off to Albert.
While the awnings help, that is one massive dead zone. Aren't those faux? I did not think they were anymore than an exterior wall?
The corner unit is painted over so that might be fake, but there's definitely a few ones in there with access to Albert that could be used as street front CRUs. The grad dress one you can see a poster on the inside of the window lol.

^ Considering how much land the Richardsons own around P&M, you have to wonder why they'd bother buying or leasing elsewhere... that area also offers the benefit of being close to other grain trade players including CIGI which also does food research and development.
Also, from an urbanist standpoint it would fill in at least a small part of one of the larger swaths of surface parking left downtown, that hideous stretch that runs along the high line from Lombard down to Wesley.
^ I certainly wouldn't complain if they built at Portage Place instead, but it just seems off the beaten path for the grain biz in Winnipeg, the remains of which are tightly clustered along Main from Graham to Bannatyne.
^ Considering that this six storey affordable housing block clocked in at $12 million, I wouldn't expect much more than maybe a small three storey building for the Richardson project. But hey, it's something.
If they put the new building on their own land, that saves a bunch of money right there.
Further to that, if they already own serviced land, downtown, there would be no reason to locate this anywhere else. Unless they get an offer they can't refuse.
