I think we'll have a years' worth of lull, and hopefully get Cascade, CCH, 151, AND the Regent Hotel all moving forward simultaneously. Oh, and maybe the mixed-use once called, or should I say NEE, the AIR. 2017 should have multiple cranes dotting the skyline.
I have no exact knowledge of the 80% threshold, that is simply my estimation, and what is logical to me. I do wonder if maybe they would look at it building by building, style by style or price point by price point basis, when considering when to build Cascade.

I look at the design for Cascade and it seems like it's trying to hit a similar demographic to The Regent. I believe Cascade is supposed to be around 19-20 floors, correct me if I'm wrong, although I wish it were 8-12 more.

Let's base the Cascade on the Regent. 20 floors, floor 2 has 7 units, 3 has 4, 4-16 are the floors with 9 units, floors 17-19 have 6 units and floor 20 has 4 units.

Regent:
2-16; 128 units available, 111 reserved. That's 86.7% Of those 17 units that are not sold/reserved, all 17 are on floors 13-16, everything 12 and below is completely sold/reserved.

So if we applied that logic to Cascade as a similar style of building, targeting a similar demographic, with a similar price point. It might make sense to start building the Cascade sooner rather than later, considering the entire Regent is nearly at 90%.

It will take several years to build the Cascade and I would assume they would get several deposits on units as soon as they announced it. During Cascade construction I imagine that the demographic for 99 West and Richards Court will continue to slowly buy those units, and more Regent units will be sold as well, most likely reaching the 80% overall total by the time Cascade opens. The total 80% threshold is 49 more units, since the 9/18/14 update to today, 45 units have sold or been reserved, even if that pace were cut in half, if Cascade started today and took two years, that 80% would be nearly reached.

Ok PRI, as soon as the crane is done at 111 just move it over to Cascade.

Thank you for posting the images on here. I too really like the proposed use of the Paperbox site, and since the RDA owns the property I think there's a good chance that it will develop into something similar to the proposal. Just don't let LaPorte bid on it.

Update it so it doesn't look like nearly every other development in downtown Salt Lake.

When all is said and done, Salt Lake's big blocks, streets, sidewalks and intersections are making for some really interesting and attractive development.

This new pic by Spiff is very cool. I'm looking forward to seeing future pics of this ever growing section taken from the roof deck of Ken's upcoming tower.

Does this mean construction of the new tower is starting, or just that Eat-A-Burger is coming down?

Salt Lake City, flush with cash it struggles to spend, pauses impact fees for a year

http://www.sltrib.com/news/3084459-155/salt-lake-city-flush-with-cash?fullpage=1

Quote:
It looks to be a holiday for some developers in Salt Lake City.

At the urging of Mayor Ralph Becker, the City Council in a 4-2 vote Tuesday suspended for 12 months impact fees assessed on new development.

The move comes several weeks after the administration's announcement that City Hall is having difficulty coordinating the collection of impact fees for the construction of new parks, fire houses and other public amenities.

City planners will use the one-year period to create a new system that would ensure that those funds are spent in a timely fashion — state law requires that such expenditures be made within six years of collecting them. Officials also may consider other options, including how to set fees, or how they might waive them in some cases.

The moratorium, which will go into effect Nov. 2, comes after the council ratcheted up impact fees in February 2014. In April of that year, the council dialed them back a bit in the face of harsh criticism from builders and business leaders.

Developers bringing projects to City Hall during the moratorium, no doubt, will be the beneficiaries of a substantial discount.

Impact fees are designed to maintain municipal service levels as populations grow. The funs can be used for streets, parks and public-safety projects...

The "interim landscaping plans" seems to suggest it may be a while before the tower goes up.

Agreed. At least that will be better than having a fenced in abandoned building.

I would save the tears until demolition actually begins. The permits are a start though

I am saving my excitement for the day that it comes down under the power of something other than weathering.

Based on the permits though, it should happen soon.

So glad to see that eyesore finally coming down, and it's good to see that they're following up immediately with the interim landscaping. I know, I've been very impressed with the temp. landscaping on the corner next to Harmon's. So far, everything associated with this new Regent Hotel seems to be proceeding at a pretty brisk and timely pace since it's announcement. Let's hope that's indicative of its startup construction.

I would like to see a multi-use Boutique Hotel/Residence/Commercial Tower on Main across from UPAC, in that parking space next to Zions.

Much agreed.
I posed the question a while back, wondering why Salt Lake didn't have any mixed use buildings, and we talked briefly on that.
And now we've got two in the pipeline, AIR (I keep forgetting the new name), and Regent.
Mixed-use buildings add height in one spot, rather than a singular use, and
the Zions spot is now screaming for 46 stories of grandeur.

For that site, both in terms of the size and the location, it needs to be a landmark building. 46 stories would be swell, but beyond that, a truly beautiful building. Not another flat-roofed cracker box. Salt box? Cereal box? I don't remember what the term is. Boring.
