Because as it is, having that crappy 2-story cube of concrete mid-block really presents an obstacle to the optimal development of one of Center City's most notoriously gross and underutilized blocks.

Hopefully you're wrong about the city and the fire station upgrade/relocation would be part of the CMX-5 upgrade price. I understand how the city would not want the fire station out of commission for any period, so that might present logistical issues (unless moved to a Brandywine property in the next block). The 21st Street corner property is orphaned without some kind of deal on that (although doesn't someone else own the building in between the corner and the fires station?).

The park is a nightmare as designed. Maybe Brandywine can offer to build something less like a neon mausoleum that allows for 22nd Street access to their site.

^^I don't understand the last sentence from that article? Is it simply b/c the current proposal was denied, therefore would need to re-apply to the ZBA? Or is this building's modest 4-story height still TOO tall for the 'hood?

The photo from the article is actually 22nd and South. The building there is - not unlike several nearby properties - 4 stories tall. I now live in Fitler Square, about a block from 23rd and South and am immersing myself a bit (at least learning/listening) in the local development politics. Suffice to say, these folks are HUGE FANS of the status quo.
