are they actually going to use Palm Trees? or is that just part of the rendering for effect that is commonly seen?

Exactly what I wondered when I saw that render.
They could use palm trees, but not of the type seen in the picture. Only the scraggly windmill palms one sees around Vancouver, as they are cold-tolerant.

I don't see why they couldn't use palm trees. There are species of palm that are pretty hardy and can tolerate Vancouver weather pretty easily.

NewWester reminded me I forgot to post these from Monday morning. All in downtown New Westminster.

Excavation is well underway for two rental buildings at 318 & 328 Agnes Street. Both are 6-8 floors, but quite dense IIRC. This pic is looking northwest:

And finally, this big pit is for a 26-storey rental tower at 57 Sixth Street. I think the cathedral in the background is supposed to see a renovation with another tower next door. Can't remember for sure though. Looking southeast:

Yes the New West Cathedral is planning to build a rental tower to finance renovations to the cathedral and a new hall. It's going to busy times in those few blocks of Sixth street.

Huh, that Brookmere building seems like it'll be taking a lot of retail along with it, including a McDonalds.

I mentioned this one a while back. Didn't think this had any legs. It's called Union, by Square Nine Developments and it's located in the vacant grass lot on Austin Avenue, just east of North Road.

I think there is going to be new retail along North Road. This pic is from the back of the building. Also, I think the render is deceptive... I don't remember the McDonald's going anywhere.

The website for it is fairly vague.. it shows the location in several places along North Road.

Pretty sure that it's these two buildings, the former Burger King and current Gelato place and the automotive shop next door:

It's nice to see the redevelopment of North Road finally kick into high gear. If you look at the Lougheed Neighbourhood plan the Coquitlam side of North Road is designated high density/transit village from Lougheed to Foster. If anybody is interested follow the link and click on Schedule B:

Thanks for all the Coquitlam updates. That vacant lot where Union will be has bugged me since I was a little kid.

On a side note, Chris Dikeakos is a solid architecture firm and are consistently able to produce reasonable designs in boring suburban locations, but they're doing Brookmere, Union, and Crown (Beedie project up North Road). They also designed The Austin. Would be nice for developers to branch out a little more!

It's pretty amazing really, as none of these recent Coquitlam side projects are part of the Lougheed Town Center megaplan which included a huge number of towers.

Surprised (in a positive way) how the local construction companies are able to undertake so many projects at once. I know the market is record hot and that must be the reason.

Many areas in Metro will look quite different in just 5 years!!
