I wouldn't go so far as to say that Rainey lost it's appeal so much as it may appeal to a different crowd than it did even a year or two ago. I feel like Kimber Modern might be more at home in like Old West Austin or maybe a central location in Hyde Park, near some other businesses.
Also, if I was looking to see and be seen on Rainey Street, I'd want to be on Rainey Street, not what is essentially an extension of the I-35 frontage road. KM isn't a Days Inn.
