Construction is proposed to begin in mid to late 2016.
A few months back I checked out the background of Lynd. Quite the family tale of two brothers. Good to see they're sticking around though. In fact they're another developer that has a project pending for "end of the year" start in RiNo I believe.

You'd have to see legislation passed tomorrow. Won't happen. Accept the apartments.

Or... Starting from the 600k's. Don't they have to have some affordable units in there too? So 7 units for 400k and up!

OH! I have a new photo I took from Lookout Mountain. By far the clearest, cleanest night photo I've taken from up there:

rds70 posted the RiNo project back on April 8 at Denver Cityscape.

The 8 story building planned for approximately 3063 Brighton Boulevard would include three levels of structured parking and rooftop amenities. The project architect is Valerio Dewalt Train Associates of Chicago. The project is planned to start construction in late 2015, with completion in early 2017. Here is a rendering:
Same architect so similar look.

EDIT: Lest we not forget:

This property is already an eyesore. For those worrying about the failure to build affordable housing in Denver, just wait a while. Projects like this are Denver's future affordable housing. By future I mean like in five years when this ugly house of sticks is already falling down.

Sorry I was referring to the other place (listed as 17th and park). Is it the same lot at 17th and Lafayette that has been cleared and is briefly references here:
http://www.businessden.com/2015/07/21/uptown-apartment-project-sold-for-7-3m/

If it's something new in addition to that project that intersection is going to change drastically.

Easy Like Sunday Morning

RyanD... Great crane shots. I like how they plunked those cranes down in the middle of bushes.

So, what say you Millennials?
"Ban smoking. No panhandling. Move out the transients. Plus, green spaces, free WiFi and better shopping." - according to Molly Armbrister Denver Business Journal

With the 16th Street Mall floundering among many demographics including Millennials the City and Downtown Denver Partnership have a Big Mess on their hands. Instructing the Millennials to "Think Big" at the recent CollaborEAT they seem to appreciate the challenge. Not only has the Mall become expensive to maintain but it needs major reinvestment.

Option #1 - Tear out the Mall and do a Green Street similar to what was done on 14th Street. Include one dedicated lane for the "Mall" bus with a second on 15 Street, also with a Green Street do-over. Let em build 40/50 story towers.

Option #2 - Run Mall buses and dedicated bike lanes down the middle of 16th Street with nice wide landscaped sidewalks.

Option #3 - Leave it much as it is other than some specific upgrades and flood the Mall with "Ambassadors" decked out in colorful vests especially at night along with more of a police presence.

Option #4 - ???

"2785 Speer magnet for medical students"

Renters from Aurora?

There is a good chance there is a doctor in the house in the largest apartment community in Jefferson Park. Or at least a soon-to-be-physician.

“Aurora?” I asked her. “Why would people from Aurora come to northwest Denver?”

She said they are mostly medical students, who are training to be doctors at the Anschutz Medical Campus at the University of Colorado
They expect to have 2785 Speer finished by the end of October and leased up by the end of the year.

There's a guy in the City Discussions forum asking for advice on what to see in Denver. Go help him out.

I agree with CherryCreek 100%. It's a cheaply constructed, not particularly good looking building at prominent intersection in our city. After 5 years of move-ins and move-outs, the building will show its wear. Whatever REIT portfolio this is likely part of today will sell the property and move on, leaving us with the eyesore it already is. We shouldn't have an attitude that any construction for the sake of filling a vacant lot is necessarily a good thing.

I wish that when making a "It's cheaply constructed" statement that there would be specific reasons/examples of what that means.

The Pauls Company is certainly capable of building good quality:

I don't mind how it looks: See HERE and HERE - Photos by Justin, Denver Urban Review posted September 4th.

It may indeed be that this project is intended to be on the affordable side. They may be intending to be Hispanic friendly if the Big Truck in the 2nd picture is any clue. Plus I assume that BBVA Compass is Hispanic friendly. Whether correct or not I'm fine with an apartment that is more affordable in that area.

It's a prominent intersection only in that people drive by it alot. There's a reason the shopping centers next door can't keep anything open in their retail spots. There is basically no foot traffic in that area.

You know what fixes that? More residents. I disagree that wood framed structures are such catastrophes. I keep hearing this same argument. This stick buildings are going to be the slums of tomorrow! I just don't see a lot of evidence that it's the case. There are a lot of cheaply constructed buildings (those beige monsters a few blocks away spring to mind) that haven't succumbed to the tenements that apparently await us in the future.

While this building may not be particularly inspiring, it's already a pleasant one at street level. It blends into the landscape pretty effectively and it sure doesn't look particularly cheap to me.

Denver is in a really good spot by my estimation. We have a lot of really nice buildings under construction right now. We have a lot of pretty ok buildings. We also have a lot of buildings that are "meh", but that's just fine too.

On that point I massively disagree.

That would make sense. I think the taller crane is maxed out for safe 'freestanding' height, so it's going to need to get anchored.

One of the towers is going to be ~100 feet taller than the other?

Damn, I thought they both were going to be the same height

More than 75. It needs to be taller than the building. Id say at least another 100
