On behalf of the SLC folks lurking, I vote we need a separate thread for the Luna Bar Tower. This is just cluttering up our main superthread. Also, the merits of having ground floor oats in every building deserves a standalone discussion.

Ruling from our fake mod, please?

We need at least 5 threads: One for the design. One for the lack of adequate ground floor bohemian options for these aging weekend warrior yuppies. One for whether this building really should have been in the Pueblo megathread. One for Wizend to explain why this corrupt and incompetent building deserves a grade of D-. One for the rest of Denver to argue about the building's parking infrastructure and whether or not StreetsBlog is being hyperbolic.

I demand an "Oats is better than parking" thread.

The parking lot on 15th Street where the Le Meridien/AC Hotel is planned has been closed off.

Also, a bunch of tower crane sections were heading south on Speer Blvd this morning, probably going to the Country Club Towers site.

Can't imagine CCT using just one crane. But the site seems to small for more than one. Maybe get some of those angled cranes?

But then again the Colorado center is using just mobile cranes.

Good guess... From their website:

They're installing the same 'ol cranes we've been seeing. No luffers in the near future...

Not sure how this meshes with state law, but at the very least there's growing momentum to fix this.

It's going to take a few years of litigation to answer this question. You can ask five attorneys around here and get five different educated opinions.

On the plus side, Lakewood and Aurora together make a compelling pair of cities for litigation purposes. Let's add Denver now.

Interested to see what opens up at the base of the Triangle building along 16th and the new Wewatta Plaza which should be open soon.
I couldn't recall the 1900 16th street building so I got up to speed on that. I was jealous of you're walking around so I did my own walk-around via "street view" starting with that building. So amazing all that has and is going on.

Good to hear.

In the many, many months since this was first announced I've read about a number of AC Hotels in different cities either under construction or planned. One is under construction in Tempe and I also read where Sage Hospitality and McWhinney are to build one in Portland.

It looks like Wewatta Plaza next to the Triangle building is pretty much complete but hasn't officially opened up to the public yet. Anyone know the timeline for the bike facility that is supposed to go on the plaza? There is a wide open space for it but nothing has been built. It doesn't even look like there is a foundation for it unless it's just a prefab building that gets bolted to the pavers. Or is it even funded and will be built in a later phase?

They are still working on the funding. They have raised quite a bit.

Updated renderings (this may belong in Transpo Thread):

The new Kirkland Museum appears to have broken ground at some point while I was out of town. They have a sign up and the house that was there has been knocked down.

Lone Tree feels miffed by your lack of being inclusive.

My hope is that the Mayor Hancock and Team are holding hands/twisting arms on the Dem side of the aisle to get the Legislature to come around next year.

"Sky's the limit as rents climb in Denver metro area"
One of the better (general) articles I've read comes via Castle Rock News-Press even if with a southern metro slant.
Quote:
Millennials flocking to Colorado for jobs and new, more liberal social policies. Baby boomers retiring in droves, looking to downsize.

Those are just a couple of reasons there are long lines of prospective tenants at apartment leasing offices, competing for rare vacancies in the Denver metro area.
"Sizzle Factor: Apartment Developers Try to 'Out-Amenity' Rivals In Crowded Markets"
September 9, 2015 By Randyl Drummer, CoStar
Quote:
Demand for apartments is unrelenting across the country and new supply is being swiftly absorbed. As a result, the average apartment rent across major U.S. markets is increasing at a pace far above the inflation rate, and the national vacancy rate fell to a historical low of 3.7% in the second quarter of 2015, according to CoStar Portfolio Strategy.

In Denver, a subsidiary of the Dallas-based Encore Enterprises, Inc. recently closed on 5.83 acres for the future Encore Evans Station apartment community. The three-story, 226-unit garden-style development in the South Broadway submarket, the second of several planned multifamily communities in the Denver metro by Encore, features designs more reminiscent of lower-density suburban properties, compared with other new properties in the urban area, Encore said in a release.
Not sure how Encore Enterprises was chosen but whatever. The article was rather interesting otherwise.
I've wondered if any developers will offer more square footage as an amenity?

"Toll Brothers, Lennar Bullish on Apartment Rentals"
Sept. 15, 2015 By Kris Hudson Wall Street Journal
Quote:
Two of the largest U.S. home builders are redoubling their push into the rental-apartment market, despite concerns the red-hot segment is getting overbuilt. Upscale builder Toll Brothers Inc. has said it intends to expand its apartment-development division...

Rival Lennar Corp. in July said it has recruited sovereign-wealth funds and institutional investors to create a $1.1 billion fund for building and holding apartments in up to 25 major U.S. markets. Lennar, which will build the fund’s apartments, intends to expand the fund’s equity to $2 billion within a year, executives said.

Toll is scouting several markets, including Seattle, San Francisco, Los Angeles, Dallas and Denver, for land where it can build apartments in 25% to 75% joint ventures with its partners.
I recall recently reading that Lennar has purchased a site in RiNo. Either of these developers could build anywhere in the metro area of course.

RDS has given us a couple more renderings and a floor plan of 1709 Chesnut in addition to the ones he posted last week. This one is going to round out the DUS area very nicely IMO, and it's going to make ALTA city house look pretty silly for only building 5 levels.

Love how they broke this up into two different sized building. Looks great. Has there been an update on 16 Chestnut? I can't wait to see if that walkway directly to the Millennial Bridge can happen.
