I actually changed my registration from I to D just to be able to vote for Nutter in the primary in 07. I haven't agreed with 100% of what he's said & done, but for the most part he's been the mayor I expected he'd be, which is great. Transparent, on-the-level, acts as the mayor of every citizen in the city rather than just from this neighborhood or that, forward-thinking, etc. The one issue I think he could / should have done more on is schools. I think there's a case to be made that he's been the best mayor Philadelphia's had in my lifetime.

A Fattah administration would have been a disaster.

^Does it strike no one else as unrealistic for both this entire plan and the innovation neighborhood to get built? If it were two separate developers I'd chalk it up a race to cover the potential market, but Drexel is the driving force behind both... They just seem like they would poach off the others potential... That said, those renders look tight!

Id imagine that is a 5-10 year plan, it is going to take a while to build that out.

Drexel's not the only university involved. Penn will have significant involvement in the development of uCity Square. As will private actors.

One other thought, I said something similar about the Navy Yard and I think it's relevant here, too. It would be nice for the SciCenter to have one flagship building that stands out above the rest in both height and design. It should be a visible part of the skyline (figure 400-500 feet) that proclaims to the world that the Science Center is here and it's significant. In addition to housing research space, corporate offices, residential, etc., the building in and of itself would be a strong marketing statement. Plus it would look awesome on the skyline!

Oh I know. It doesn't make me think the two neighborhoods on relatively similar timelines, if staggered by a couple years, is any less unrealistic. This one alone is pegged at 4million sq ft of mixed use in 10 buildings while the innovation neighborhood has space for 6.5m of mixed use. Not to mention Penn already having their South Bank project underway along the Schuylkill in south philly.

I would love both to happen, and happen quickly, it just makes me wonder if both happening will rob the other of ever reaching their full built out vision.

I'm most excited about Drexel / SEPTA capping the railyard to create a whole new neighborhood.

Officials hope zoning overlay will connect Old City, Northern Liberties

Planning Commission officials spent the summer working out the details of a new zoning overlay for East Callowhill, in hopes of transforming the narrow area separating Old City and Northern Liberties from an industrial desert into a walkable neighborhood with new apartments and commercial projects.

The legislation, which was recommended by the Commission on Tuesday, rezones the area bounded by 2nd, 6th, Spring Garden and Callowhill streets—31 parcels in all—to CMX-3, a medium-density commercial category that matches the zoning of the Central Delaware. The area is currently zoned I-2 for industrial development.

Under the terms of the bill, projects on the north side of the overlay would have a base height limit of 65 feet, but could climb as high as 144 feet if developers claim any of a variety of bonuses for things like stormwater management, open space, through-block connections, and mixed-income housing. Projects on the south side of the overlay, facing Interstate 76, would be limited to 100 feet, but could rise to 340 feet with bonuses.

this would be significant and with the rail park to the west could start seeing more development in this sort of dead zone

I don't think this is unrealistic at all. I think there is plenty of opportunity for both this and the innovation neighborhood to get built.
