Developers aren't typically building for some hoped-for use a decade or two down the road; only planners try to force such non-market insanity. I find the commercial component of this proposal beyond head-scratching. Say this thing gets built in 3-5 years. This would be likely the very last area of the entire downtown area to get any noticeable demand for that much commercial, especially at the economic rents required to justify new construction.

If this is artshab as suggested on C2E then "The bottom four floors will have space for arts groups, shops and studios", from a Feb 2013 article in the Journal.

If so, I'm curious which philanthropic group would control this space and rent it out to groups that typically can't / won't pay anything approaching economic rents.

Speaking of 96th Street, I feel like the road redevelopment has been under construction in forever. Must have been a couple years now at least, when the heck is this going to be done?

^Agreed. Another project that appears stuck in the mud.

I drive by that road every day and it has not changed in months.

Anyone have some good project managers in this city?

It is looking fantastic, but yes, how many years for a couple blocks of roadway... worse than Capital BLVD.

it's a priority thing... jasper avenue was supposed to be completed first so they're simply respecting that sequence so no single project shows up any other.

noting of course that in addition to the lights being back-ordered for a year a block of jasper has now been fenced off again for the last week and there was no-one doing anything behind it the last half dozen times i drove past.

Its not done - I just walked by it on the weekend so nothing to really give an opinion on how good it looks or does not. Hard to tell. Clearly the city is doing the work with City employees and managing it. Another cluster fux project that the "I see nothing and know nothing" City Manager is over seeing.

I heard at one time that it was intended to be a 2-year project because there was no point in opening it before the hotel. Maybe at the pre-construction open house?

Windsor Terrace

SD recommended approval of this, goes to Council Sept 21. If you are supportive of this, please email Ben Henderson, the rest of Council, City Clerk and folks at SD>

Also, a reminder that Healy goes to Council on Sept 21 as well, please be sure to get your thoughts in to Council and SD as well.

I'm surprised they actually got all that offsite landscaping included. The City O&M hates anything extra like that. It is so painful how tight the box they operate is. Prepare to watch it turn weedy after they get their FAC and the City takes of maintenance.
