Plans are starting to take shape for two key properties on the corner of 16th and Walnut, as owner Pearl Properties is busy working on designs for 1527 and 1529-33 Walnut Street–the former site of Lululemon and current home of the Brown Brothers Harriman Co. building, respectively.

“We are very excited and are still working on our final designs with our architect, DAS,” said James Pearlstein, the “Pearl” in Pearl Properties, in an email. ” Our plan is a mixed use residential apartment project anchored by two large retail spaces, Under Armour on the corner and an additional retailer to the east.”

Though the designs are still in flux, Pearlstein did confirm that it would be one 12-story building. A roof deck would adorn the 12th floor, with an outdoor terrace on the 8th floor. Pearlstein expected the full project to be delivered in 18 months, or around March 2017.

I was wrong about this latest project. I had thought (hoped) it would be much larger. Not just taller, but also incorporating neighboring buildings and created a big retail footprint. Kind of a let down but this is still a positive. Activating the corner of 16th, replacing a 1 story building with a high rise (really a mid-rise), and making way for more taxpayers. Good stuff.

By neighboring buildings, you were imagining they'd demo the Harriman building on the corner? Or other buildings?

Ya, it's a midrise. But, pretty dense all the same, and nice height for walnut street.

If someone tried to demo the BBH building, i'd throw myself in front of the wrecking ball.

I know, I know: most of you are saying "be my guest!".

But that is one jewel of an urbane building. It would fit perfectly in any major European city center.

I agree. Just wanted to see from where McBane imagined they'd get a bigger footprint for a bigger project.

I honestly don't care what store is going in there; I'm just seriously bummed to be losing such a lovely old facade. Correct me if I'm wrong, but I immagine any retail store that goes into that space will want to completely change the ground floor facade (possibly more if it's multi story as you say.) At the moment that building has such a gorgeous and unified facade. I really hope that they consider leaving things alone as much as possible.

I love these old limestone buildings. I'm happy the apartment is going up, but as it is, I'm sad about some of the changes. For Under Amour, looks like they are replacing the beautiful wood door with glass.

No, seems your right. The renders in this thread alone show changes. Doesn't look too drastic, though. I'll miss the wood door.

I had envisioned the tower going up where Lush and Lulumon are now (two store fronts wide) but I can't tell from the renderings if that's the case. Then I thought/hoped Pearl would incorporate the old corner building into the new building, at least on the ground floor by creating a single, large contiguous retail space something that this part of town severely lacks and the reason that's often cited for some retailers who avoid the city.

While I like that corner property, the ground floor is awful, especially at such a key intersection.

Beautiful yes, but those dreaded windows do nothing for the cityscape. The wood door, also beautiful but not functional or inviting. A retail store here, which will require modifications at ground level, is a welcome change, I think.

What would have been really cool is if Pearl cantilevered the new portion over the corner building; if done right, it would look awesome. But it's rare for a developer in this town to be that ambitious.

Seems pretty clear from the rendering that the tower is definitely making a street-level appearance ONLY in the Lulumon space. It seems that Lush's building is remaining as it is, at least through it's current roofline. I agree that one can't be certain from this one image whether whether the tower is going to extend into the airspace above the latter. I'd have to guess not. With an 8th floor terrace, it sounds clear that the BBH building's roof is where that'll be. The article did say that the design is still "in flux," however. One might always see a 19th and Chestnut "switcheroo."

I assume you are talking about the Old Navy flagship at the old WCAU building . . . . I'm pretty sure they can't do much to that facade. Pretty sure it's on the federal register and has some serious protections against being disfigured.

Website is up. And if the current iteration of the site is any indication as to the talents and seriousness of this company - we should be pretty concerned.

I'm hoping one of our more enterprising posters will fill in the Request More Info page and demand that this building be at least 750 ft tall....
