I wonder if crushing old city into this pet neighborhood is really going to end up being worth it when all the empty lots are filled.

God vs. Concrete

With the Pope visit in a few weeks and most of center city along with parts of university city being blocked off at least on that Friday and into the weekend, will all construction supplies stop including concrete pours/pumps? It sounded like only buses and certain vehicles would be allowed in at all and they had to pay something like a $350 or $450 "fee" to pass in the sacred zone.

Construction staff will not be able to drive in, and they will not be on the trains unless they bought the ridiculous "special" tickets.

Cheers,
G.

I don't get what people are up in arms about. The structures going up in Old City are not inspired or models of innovation but look pretty nice. Preferable to vacant lots. And they don't ALL need to be highrises. The Shirtcorner Apartments on market more handsome than this one.

Agreed. Old city developments have been hit or miss, but with more hit than miss as of late. Shirt Corner apartments are coming out better than expected, and while the design may not be that innovative, the urban functionality, street presence, ect. are spot on. I actually also rather like the Little Boys Court development. It's good infill. The design brings some solid density and looks like it will really activate the street there. This is 1000 time better than the craptastic garage-front row home developments that have been popping up.

If you drive through old city on 676 or 95 or take the EL you get a since of the amount fo activity going on in that area and to the north. New homes and apts everywhere. Its pretty unbelievable. There are homes going up everywhere on both sides of the El from Spring Garden station to Berks station. everything from single infill homes to 5-6 home developments or factories being converted.

Thanks for all great posts

...on projects and project pipeline!

The single most influential impediment to commercial office demand, and hence construction, in the city is the city's corporate income tax of 6.45%...hidden as the NET INCOME portion of the BIRT. Until that rate is reduced or eliminated, the per SF hit on commercial office space will continue to be to large, even with many other factors getting better and better. All other negative tax and regulatory factors pale in comparison.

As someone else recently pointed out, they're short on talk (unlike publicity hound developers), but long on action.

Pearl Properties has huge plans for the former Lululemon storefront and its neighbor, the Brown Brothers Harriman Co. building, at 16th and Walnut.
