Klazu, you are so right about having a 40+ storey job in there to relieve the 20something "plateau." Hey, never give up, may some developer can reach a deal with city,
but damned be most of the viewcones! Otherwise, that area and others, are filling up sleekly. How this city has changed in 25 years! How much more change awaits!

It's actually quite crazy how the blank wall in the proposal is not facing the Aon tower right next door. Instead it is facing south, which will remain open and have nice sunny views.

You would think that they have learned something from The Exchange and having people's windows too close to an office tower. Someone will complain, although here the order is swapped (office tower is already there, residential will be the newcomer).

I somehow think that proposal could be much improved.

Well, the blank wall to the south is to exactly avoid the Exchange scenario when the short building on Georgia is replaced with at taller office tower (right in front of the condo)

Why wouldn't the HRC site be considered CBD? Its a weird spot for residential, and it would suck for the Bay to go residential too, as this tower would set a precedent for residential for the Canada Post and Larwill VAG site

Re: the proposed Holy Rosary Cathedral tower, I was curious about how close the new tower might be to the office tower across the alley so I went around and took these pics this afternoon. The first two are looking across Richards at the old building that I presume would be torn down. The last four pics are in the alley.

Do they own that midrise as well or why would they care about it? It is not their problem if that gets developed after their condo tower has gone up. The residents-to-be would likely care, but not the developer.

I also vaguely remember there having recently been a recent post that they will be doing some extensive renovations to that building, so it is not going to be re-developed anytime soon. This residential tower will be a first in this area for years to come.

Regarding this Richards tower. Aren't towers supposed to be a minimum distance from neighbouring towers. Like 85 feet or something? Seems pretty close to the Aon tower

It's a guideline. And the guideline is that outside of the Central Business District there should be an 80-foot minimum separation between two towers.

My recollection is that it is a 75 foot separation that the City strives to see and only when it is two residential buildings overlooking one another.

So if the Catholic Church builds the HRC tower, do they have to start paying taxes on that land?

Yep. $2.1m forgone per year.

Yes, because it wouldn't be used for religious and/or educational purposes.
