Developers take modern achitecture to new heights in Turtle Creek

Residential tower building power player Great Gulf has set its eyes on Turtle Creek for its next high-rise condo project. The 20-story, 100-unit residential project has been in the works for years but the company says it's almost time to put the hammer to the nail.

It also means that some units have glass on all sides of their units and that the extra deep terraces can wrap around the space in a way that is unprecedented in Dallas.

Prices start at $1.2 million, and while the sales program is set to start this September, ground breaking isn't slated to begin until 2016.

Ltd Edition No. 2505 is planning to break ground in the Turtle Creek neighborhood of Dallas in 2016.


The grounds are landscaped by internationally recognized landscape architect Janet Rosenberg and feature a garden walk, privacy hedging and mature trees.


The living area features 10-foot ceilings, a built-in gas fireplace, floor-to-ceiling windows and more.


The property features a lap pool, reflecting pool and an outdoor hot tub.

With first McDermott arch done, new Dallas skyline takes shape

The downtown Dallas skyline took a major transformative step forward early Saturday morning as construction crews finished the first of two high-flying arches on Interstate 30’s bridge over the Trinity River.

Named the Margaret McDermott Bridge, the structure spanning the river is part of the $800-million redo of the I-30 and Interstate 35E. Dubbed the “Horseshoe Project,” the massive construction effort is expected to be complete in 2017. When it is, the McDermott bridge will have a twin arch on I-30’s northern side. In addition to new highway main lanes, the bridge will feature pedestrian and bicycle paths that will be separate from traffic.

It's not that big of a deal, but I slightly cringed when I found it on their website.

I just updated my list of new towers for Downtown Dallas (post #3766) to reflect very recent activity.

The 30 story Katy Station was moved from "Groundbreaking Imminent" to "Under Construction" with the recent level of activity now occurring on the construction site. And I've moved the 23 story 1900 Pearl ("Symphony" tower) from "Planned" to "Groundbreaking Imminent" based on the just published FAA schedule showing construction starting on Sep. 25, 2015.

The count of towers "Under Construction" in Downtown Dallas now increases to 14. The towers with "Groundbreakings Imminent" remain at 8. And "Planned" towers are now 34 instead of 35.

Exclusive: Canadian builder expanding Turtle Creek vision with $275M in high-rise projects

As Toronto-based Great Gulf Homes gets ready to make its foray into the United States with its first $225 million high-rise project — a vision that's been two years in the making — the builder has expanded its Turtle Creek plans with an additional tower.

"We see Dallas as an opportunity to create a strong base for us in the United States," he added. "We hope to do many more projects in Dallas and we plan to set up an office when we move into construction on both these projects."

"Turtle Creek Boulevard is fantastic and we love Uptown," he told me. "We like developing projects close together because it gives us the ability to shape a neighborhood and enhance the architectural culture of the neighborhood."

"We are actively looking for more opportunities in Dallas, specifically Uptown," he said. "Dallas is poised to thrive over the next few decades and, as the economy strengthens, Dallas is a beneficiary of it."

Downtown Dallas to become home to Texas' tallest supertalls?





The Dallas Metropolis website is atwitter with excitement as more details emerge on Harwood International's recently unveiled Harwood Forum complex development. More specifically the tall twin towers joined by a skybridge.

Harwood published on 08-26-15 the height for its twin towers at 1080 feet.

Texas' current tallest supertall is 1002' at 75 stories. Using the number of floors in the 1002' tall structure that would make Harwood Forum's towers 80-81 stories tall.

Yehaw! We'll all be watching this one with great excitement!

Harwood International has provided information concerning their planned development known as "Harwood Forum" that the renderings represent.

The image I've posted below is of a large billboard that Harwood erected across from Cirque last summer that prominently announces "Harwood Forum" and that it is 3 million square feet of "build to suit residential, office, hotel, and retail".

And as we now know, Harwood Forum's location is literally across from Cirque and extends southward a block or two toward Woodall Rodgers Expressway.

At the time the billboard appeared in summer 2014 no one really understood what it meant. A poster on Dallas Metropolis very recently found the Harwood Forum renderings online and published them on the Dallas Metropolis site.

Then two days ago Harwood International filed formal notice with the FAA of the height of the two large twin towers as being 1,080 feet which further validates the billboard's announcement of a year ago. FAA formal filing link is provided in a post above.

The dots have now connected and it is an incredible development that is on the near horizon and is apparently very serious. The Harwood Forum development will forever change not only the Downtown Dallas skyline but the urban fabric of the city.

Couple that with the fact that at this very moment 14 towers are under construction in the Downtown Dallas core, 8 more towers have groundbreakings that are imminent and another 34 towers are planned (of which Harwood Forum is included in that count). That list of the 56 towers appears above as well.

Absolutely stunning levels of development are occurring in Downtown Dallas and the central core. Dallas seems poised to literally soar.

Harwood International Development has a good reputation in Dallas and has been transforming Uptown steadily. They do follow up on their building so I'm optimistic that these supertall towers will be built even though no official announcement has been made. So I'm looking forward to exciting times in Dallas that looks to be even greater than the 1980s building boom.

One big difference from the 80's and now is that in the 80's Dallas was building on speculation. Our tallest were erected next to empty lots and low-rises, and without a good amount of mid-rises surrounding them. Nowadays the Dallas core is flooded with midrises. The price per square foot is at an all time high because Dallas is not building enough.
