I noticed today that the gas station (only a few years old) on the corner of Notre Dame and Sherbrook is in the process of being torn down to make way for the new Manitoba Clinic building.

Anybody seen building plans aside from the site plan map? Would love to know if it's gonna be remotely sidewalk friendly... even though for that purpose & location best scenario is probably just an entrance and some windows on Sherb.

It was on the city of Winnipeg web site some time ago at one of the committee meetings but I can't find it now.

One of the contractors spoke to me about this as the company I work for needed to do some work there and he told me thought it was going to be an empty parking lot "for awhile". But Manitoba Clinic is a much better idea.

What is the plan for the old clinic building?

The gas station at Notre Dame and Sherbroke had been there for some time although it was recently overhauled (new underground tanks).

My thinking is the Manitoba Clinic will build a new, larger building on the corner and completely move its operations over there. When completed the older building will either be repurposed into something else on the HSC campus or more likely replaced, possibly with a new parking structure.

Plans for new Independent Jewelers rebuild are up. All in all it looks pretty good. I know people are going to have a minor freakout about the parking, but it's still better than the Part Source next door.

It'll be interesting to see what the city says about the traffic in terms of entrances/exits. While technically now you can get to the parking lot from Isabel, it's rare people use it as the lot is clearly directed at Notre Dame. Having people coming in and/or out of the lot onto Isabel more might not be the best thing. Especially if moving the building in the first place was for "safety reasons."

Yeah, but there are multiple lots that enter onto Isabel already. I don't see one more causing too much of a stir.

the parking lot frontage is shit. The building is suburban strip mall.

They had a designer at one point. I wonder what happened.

I have this discussion with clients rather frequently. They don't like paying architects 7.5% on a ~$2MM-$2.5MM commercial project. They just don't see the value in it. So they either go design-build or they go direct to Ray Wan.

In theory the new Independent Jewellers is sub-par but in practice I just can't get worked up about it... with the cars routinely plowing into the SE corner of the existing building I can't blame them for wanting a setback, and then there is the fact that one of the most high-end jewellers in town is willing to remain in what is one of the city's most low rent neighbourhoods where there are already loads of empty lots and huge parking lots... it just doesn't seem like the place to start dictating terms.

Frankly I wish IJ would just move downtown, much like Birks did. Being out on Notre Dame, it's easy to forget that location exists even though it's walking distance from much of the CBD.

Yeah, I couldn't agree more, except to say that that there aren't going to be many suits walking through that neighbourhood to head to the jeweler!

I also take issue with the idea that everything needs to be a 'design-piece'. It's a business. It needs to be functional more than it needs to win awards. And since the nicest building in the area is the cold-war era nuclear bunker of an autobody across the street, a new building will spruce up the aesthetic. The other option is that they abandon the site and a chicken and laundry joint opens up. I think this is probably preferable.

I don't get the problem with the parking lot, at all.

"Go park on a side street in one of the worst hoods in town and get your window smashed whilst shopping for a Rolex" does not exactly scream customer service to me.

Completely agree, I just hope it doesn't set a precedent that anytime a business threatens to leave downtown or the inner city we let them do whatever they want to stay.

Exchange would definitely be a good place for them if they were to leave.

Variance notice up on Winnipeg Square about changes to their exterior signage. It mentions specific measurements. Could they be wanting signs that exceed the current size guidelines?

Well, as per RAIC, building category 3.7 of an average build complexity for a build cost between $2-$5MM runs at 9.4% of construction cost with basic engineering. That's a lot of money.

Is that in reference to the sign going up along Main Street just south of the building entrance?
