its well on its way finally after they did a whole building re-design since the first go was a complete copy of another building.

1) Saw a bunch of construction workers on the roof of Gio's on Friday.
2) Looks like they're getting ready to take down/move the barrier of Centrepoint on Donald, they were taking away lots of equipment and scaffolding last week.
3) There were construction workers going in-and-out of Ragpickers on Friday also. Not sure what's going on there now. The original place that was going to go in there is under construction in the old Mondragon now, it's going to be some sort of cocktail bar.

Just kidding. But I think we're a long ways off in seeing Parcel 4 developed. Especially now with Centreventure under a microscope.

It would be interesting see what demand is out there for residential and commercial at parcel 4. Seems like a much more desirable location than the rest of downtown. Being at the Forks.

I think we're back to a parking problem once again. The way it's been relayed to me, the Forks still wants their parking. If anybody's going to do anything, they have to provide the stalls back to the Fork for free which would require a parking structure. But who knows. All that could've changed by now.

If I were looking to live downtown I'd rather be at the Forks too. At least you have some services within reasonable distance.

Ahh thats right. The forks wants free parking. Which would require a parkade. not sure who would want to build a free parkade.

It's entirely possible that I am just impressed by shining things that look at home in Roswell, but I think this is a fantastically cool project. Winnipeg's architecture is constantly talked about, and I suspect that this is one project that will join the "must see" list for those that roll through this town and like to see large built forms of ionic bonds.

I am really impressed with the number of neat little projects going on around town. This is what Winnipeg should be about. Towers are nice and all, but I am far more excited by these kinds of projects.

Well, you have to give them the proper choice. Ask the business owners at the Forks if they want free parking or if they want a slight reduction in free parking and permenant residence.

While this is still false dichotomy, I think it's a better question than just a loss of parking.

I think one thing to be noted here. Those parking lots are really only full of people going to the Forks Market, etc on holidays, such as Canada Day. Tonight, those lots will not be full of paying customers to the forks. They will be mostly empty. The parking available at the current free parkade and surface lots adjacent to the markets will not be full.

It's like the whole thing about that stadium. such a big hubub over 10 nights a year. Same goes for the parking at the forks.

For The Forks you really need to look at the whole picture. If you build residential on Parcel 4 those new residents will have their own vehicles they wish to park close to their residence. The new residential will also generate guest traffic coming there so what impact will that have? One of the plans also called for retail or restaurants to be included on Parcel 4, what is that demand? The CMHR is newly opened so we have yet to get a true gauge of the traffic patterns that will contribute. Also what impact will losing those surface lots have on traffic to Shaw Park?

I know it isn't "recent" data but I used to frequent the Forks on a weekday evening and can tell you that even then the surface lot outside the Market building is almost always full, regardless of time of day or day of the week unless something has significantly changed which I doubt. While the surface lot was full there was definitely space available in the parkade.

Overall this issue is bigger than just build residential and not worry about the impact to parking as everyone should take a bus, ride a bike or walk everywhere.

I forgot about the CMHR in my assessment of the parking situation. But expecting some developers to provide free parking seems unreasonable to me. Maybe the City needs to buck up and just pay for another parkade if it's that big a deal.

The city is already getting screwed on their payments-in-lieu of property taxes from the feds. They won't be doing that museum any favours anytime soon.
