Mostly standard stuff but a couple of things...

14th and Speer Apartments

We've already heard rumors of this, but it looks like Legacy Partners will be moving towards making this development a reality. Last I had heard it was supposed to be 9 stories. But, who knows. Here's a letter of intent from the cities right of way division concerning the ugly parking lot at 14th and Speer:

Combining this with the project that RDS hinted at a week or two ago, Speer is definitely getting the love and attention it deserves from the development community.

The one thing in my opinion holding this area back, are the bail bonds shops that are occupying run-down single family homes around the old detention facility in the DPD complex. For anyone with a planning background, could the city prohibit this sort of building use and just enact some sort of amortization scheme? They are really an eye sore to the area and are in desperate need of redevelopment.

Lots of new apartments for this area. Work is underway on a 5 story building at University & Harvard with 236 apartments (and 40,000 SF of retail along University) and another 5 story building with 110 apartments at University & Iliff.

Or just let the market do it's magic. Land value will force these uses elsewhere (Highlands Ranch maybe?).

Are you referring to this? http://www.loopnet.com/Listing/19057786/336-W-13th-Ave-Denver-CO/ I looked this up a few days ago. A while back I posted a link to the loopnet page for the same project except the renderings, which match the design of The Mosaic, were more generic-looking. These new ones have more detail.

I'd like to see what's planned for the lot bounded by Speer, 14th, Fox, and 13th and the project rds mentioned a couple pages back.

Paulopolis that could totally be what he's talking about. Only problem I reckon just by looking at this rendering is the lots that this building would swallow up are owned by six different entities.

336 W 13th is considered two lots according to the denvergov site. Then 328 W 13TH AVE,
324 W 13TH AVE

Then along Delaware we've got 1256 DELAWARE ST UNIT -1260 ,
1252 DELAWARE ST and 1246 DELAWARE ST.

If I add up all the square footages of those lots they do equal 28,000 sq feet. Is it possible that all of the owners are on board to this sale on just this one listing?

Oh WOW; this is cool to me.

The Denver Post has a fun news release about the opening of a new Postino WineCafe in LoHi. I've eaten at the original Postino Arcadia WineCafe.

Last week we had a discussion about how some of you think the Tavern Uptown should be preserved.

Looks like there is a group working on trying to save the Tavern Uptown.

I think preservationists in Denver are my new favorite worst people in the world. Not only are they INCREDIBLY stupid. With no power whatsoever to recognize historic value until something is under contract to developers but they look INCREDIBLY dickish targeting buildings seemingly ONLY under contract to be demolished.

Every Time something like this happens how about you go find ANOTHER building that isn't immenintly being demolished and preserve IT. There are well defined ways to do it. There are plenty of buildings left as the constant fights week after week prove. If you want to actually save some buildings without looking both stupid and mean go do that. Or you know.. keep throwing passes to the guy who's been on the ground after tripping all game. You'll win a ton of games that way AND gain a lot of fans!!

It is already slated for decommissioning next year. The Zuni generation station has reached it's end of life and is being replaced by a steam only plant if the plan is approved by the PUC.

I don't think replacing a peaking station and steam plant with the construction of a new steam plant on the same site is quite the redevelopment he had in mind. How often do we hear people complaining about the steam plant in the CPV? Pretty much weekly. But fine, perhaps I should have asked whether he has a problem with steam service to downtown Denver (which has existed since 1879, long before young white people decided to make it their mission to sanitize the entire city).
