Huge improvement on the short building. I love that red and the overall industrial look that both building got.

When is 1701 Chestnut supposed to start construction? Any news on 16 Chestnut?

Another tower crane is now up, at Block A. 1801 Wewatta shouldn't be far behind.

I like the new design better as well. Very urban and fitting of its location. It is industrial, yet classy and sophisticated. My only complaint is the plain brick veneer of the parking podium falls flat and looks like a 1970's shopping mall. If the brick had a subtle pattern or other articulation I think it would look better.

Article by Aldo Svaldi in the Denver Post about new home-building constraints in the metro area.

There's been various issues but more homes are being built. It's just nothing like the good old days.

New looks at big development picture as he preps for Denver City Council
7/2/2015 By Valerie Richardson, The Colorado Statesman
Quote:
“We’ve got like 1,500 apartments under construction and very few condominiums, and that’s because of the construction-defects legislation that didn’t get out again,” he said. “So that’ll been one of the issues we’ll probably address on the city council.”

He supports more condominium development for two main reasons: It provides more affordable housing for younger residents, and it encourages them to invest in the community in a way that renting doesn’t.

“What I’m concerned about are the middle-income young people. We’ve got to have affordable housing for them,” New said. “So if we can get the construction defect [situation] changed and have more affordable housing and build around transportation nodes where they travel on the transit and the bus lines, then it’s a win-win situation. We’ll be able to help build greater condominium construction as well as promote transit in the city.”

Fascinating article from the New York Times, not sure if any of you saw it. On how last session's SCOTUS ruling on the Fair Housing Act could bring affordable housing to a rich white enclave near you. I admit I hadn't thought of this as a weapon in my arsenal until just now. Expect Denver to get challenged on this someday if Council takes a turn toward the less development friendly. CityLab's write up (How Fair Housing Will Turn Liberal Cities Conservative) might be even better. Both links:

The 2009 consent agreement is similar to decrees that jurisdictions across the country will be facing as the Supreme Court and HUD rulings are put into action.

Astorino’s strongest margins of victory against Spano were in the overwhelmingly white towns where the consent decree called for the construction of affordable housing.

Astorino himself, while slowly moving toward the 750-unit target, has repeatedly demonized the federal Department of Housing and Urban Development. In his April 2013 State of the County address, he declared:

Quote:
Their demands are outrageous. HUD wants no restrictions — in any neighborhood — on height, size, acreage, density, number of bedrooms and lack of water or sewers.
Astorino warned that “A five-story building — or higher – could be put on your street”; that the agreement to build 750 units “was just a starting point”; and that the actual HUD target is “10,768 housing units” at a cost to the county of $1 billion.
Same scare tactic we've seen in Denver.

Capps is probably CityLab's best writer. Much better than Jaffe.

Construction fencing is up at the Denver Health site at 6th and Broadway. I'd have to imagine that the demo of the existing building will be happening soonish.

You officially have my attention..

Any insight into height, spacing, or who will anchor the street level?

Not sure I understand your question, but the project will be 222 feet tall with 20 stories. Each brand will have a street level lobby. No retail other than a shared bar and restaurant....and NO on-site parking.

I guess I was hoping that the rumored urban Target would be a possibility, but it seems that ship has sailed. The 20 stories is fairly tall, but I thought this location was likely to be taller.

Oh well - glad to see something happen.

Any idea what is planned for this site? Will it continue to be a Denver Health building?

From the Denver Buildings Department Projects Status Report dated last May is this:

DHHA Office and Retail 2014D00332 601 Broadway Office/ Retail Commercial C-MX-16 Doug Jones

and from my reading of this, it appears that this lot is zoned up to 16 stories?

Next, from a Denver BizJournal article from August of last year

Hensel Phelps is also planning three new high-profile projects downtown.

In the fourth quarter, the company will break ground on two projects for Denver Health, including a 250,000-square-foot administration building to be located at 601 Broadway St., an area notorious for traffics snarls......

http://www.bizjournals.com/denver/blog/r...phelps-constructionto-expand-denver.html

Although seemingly delayed, and not even any images yet.... at least with the construction fencing up.... maybe something up to 16 stories will happen there?

Unless it's changed I've heard 8 stories of offices with 220 parking spaces (including one level underground) and 7,500 SF of retail space along Broadway with a lobby entrance at the corner of 6th & Broadway. The building will front the sidewalk from Acoma to Broadway along 6th.
